Developing Pat & Jake's father/son relationship into a business partnership has brought out the best in both of them. "My father has taught me a tempered approach to business ," notes Jake, "and that details are the key to success. We're in a tough market, and there are times to push the boundaries by adjusting some of our assumptions and splits with equity partners to get a deal to work."
