Well… I definitely lived up to the Mr. Delucchi title in 2024! I completed 22 deals throughout the year and finished the year off strong by bringing the buildings occupancy to 100% days before the new year!

Just Released the 3Q24 Reno-Sparks Office Market Report!

The State of Nevada's occupancy of numerous buildings in South Reno as well as continued demand and takedown of space in the Meadowood submarket resulted in positive absorption. Sales activity has rebounded moderately, which may signal investor confidence in office product. This, coupled with the potential for favorable interest rates, we anticipate continued momentum for the office market into 2025.

The vacancy rate decreased 70 basis points quarter-over-quarter to 10.2% with quarterly net absorption totaling 51k SF. Sublease space continued to decline and asking rents moved upward. Sales volume recovered to $48.2 million during the quarter, and prices are up nearly 3% year-over-year.

Updated SBA rates have been released! As always, we keep a close watch on the commercial SBA 504 rates and how they are trending.

August 2024, SBA 504 20-year rates are at 6.11%, decreasing slightly from its 2024 peak at 6.76% in April.
