Alpha Funding is a private lending company based in the Northeast that provides capital for real estate investment projects for rehabbers, developers, and investors. Alpha Funding was founded in 2007 to meet the financing needs of the real estate investment market throughout the tri-state area. As credit markets have tightened traditional financing for investment and development projects have become scarce. Alpha has enabled its borrowers to capitalize on various opportunities including rehabs, REO’s, foreclosures, new construction and various other value added projects. Alpha Funding utilizes over 30 years of combined real estate experience to evaluate its projects. Our team has been involved in the approvals, development,and construction of both residential and commercial projects over the years. We have taken this knowledge and created Alpha Funding which was designed to provide fast and flexible private funding for real estate projects.
During COVID, Chris Stead got caught in one of the toughest situations a real estate operator could face.
Tenants were being told they didn’t have to pay rent.
Mortgage forbearance was being discussed everywhere.
But there was a major problem.
A lot of that relief applied to government-backed mortgages — and many of Chris’s loans were private loans.
So while tenants could stop paying, his debt obligations didn’t just disappear.
That put him in an incredibly difficult position and forced him to adapt quickly just to keep everything moving.
This part of Chris’s story is a great reminder that real estate investing isn’t just about buying deals and collecting rent.
Sometimes the rules change overnight.
And when they do, experience, liquidity, relationships, and the ability to adapt become everything.
