This is an almost new home coming up on its 11 month warranty. Staining on the roof fascia was noted on the front and rear elevations. Due to the improper shingle overhang and rain gutter installation, water is draining behind the rain gutter. This is something that will just lead to headaches and $ for the homeowner. Our inspection documented the issue and the fact that the rain gutters were not overflowing due to debris build up.

Fortunately for our client, their builder will be making this right under their warranty.

Found this on a recent inspection. A 30 year laminate shingle, just 6 years old... with many similar spot defects showing fiberglass mat material. The loss of the protective granules will lead to accelerated aging and failure of the shingles due to UV exposure.
