The only way a 50 year mortgage is a good idea is if it is used as an entrance strategy knowing that you are going to refinance into something more practical. The second option is selling the property once you've achieved the upside potential you've targeted going into this particular product. The short is you need to Treat a 50 year mortgage product like an ARM.... GET IN and GET OUT!!
