🚨 This is exactly why a thorough home inspection matters. 🚨
This week I inspected a home where the buyer's biggest concern was moisture and possible mold in the crawlspace.
What we found was much more than a little dampness...
📸 4–6 inches of standing water throughout the crawlspace
📸 Humidity over 90%
📸 Widespread mold-like microbial growth
📸 Strong musty odors
📸 Water-damaged v***r barrier
📸 Evidence of long-term moisture intrusion
But here's where the inspection became detective work...
While I was outside completing the exterior inspection, the irrigation system happened to turn on. I immediately noticed water bubbling up around one of the sprinkler heads near the rear patio.
💧 Broken underground irrigation line.
That single observation likely explained why so much water had accumulated beneath the home.
Instead of simply reporting the symptoms, I was able to help identify the probable source of the problem and provide the client with a logical plan for what contractors should investigate first.
That's the difference a truly thorough inspection can make.

Home inspections backed by nearly 30 years of real construction experience—this is what that looks like.

This home was just inspected less than a year ago by another local home inspector. This rotted out moldy wall was somehow missed during that inspection leaving these military veteran home owners stuck with paying for these repairs.

A roof leak allowed water to get behind this exterior wall, directly behind the shower insert. By the time the damage was discovered, mold growth had developed on the back of the siding, insulation, studs, and lower wall framing.

This was not a “spray it and cover it back up” job.

I removed the affected siding and insulation so the entire wall cavity could be inspected, replaced and added framing where needed, sealed the gaps and penetrations with foam, installed new insulation, and used a commercial-grade Tri-Jet fogger to thoroughly apply mold-control treatment throughout the exposed cavity and hard-to-reach areas.

Tomorrow, the new siding goes back up.

The most important part of addressing any mold issue is identifying and correcting the source of the moisture. No treatment will provide a lasting solution if water is still getting into the structure.

Home inspections remain the main focus of AIM Home Solutions, but when a local military family needed help while the husband was serving overseas, I was glad to step in.

Projects like this are also why real construction experience matters when choosing a home inspector. I do not just see a stain and move on—I understand how water travels through a building, where hidden damage may be developing, and what a proper repair may involve.

Had the privilege of performing an 11-MONTH BUILDER WARRANTY INSPECTION on a house for a local Post Falls Family. Brand new house not even a year old. The families biggest concern was they had not had hot water for several month. Large family with 8 children 3 adults, forced to take cold showers for months. They had reported this to their builder who sent a plumber out to inspect this. Family reported plumber was their for 10 minutes checked the hot water and told them everything seemed fine to them and left. Well...everything was not fine come to find out. Within 5 minutes using my thermal camera and common sense I was able to find that the lower heating element was not working. On a dual element electric water heater there is an element up top and down low. So as water levels in the tank dropped below the upper element, of course the water will not remain hot for more than a few minutes because only the top portion of water is being heated. Matched exactly with their complaint that if they were using no other hot water they could sometimes get about a 2-3 minute hot shower and would have to wait about an hour to get another 2-3 minute hot shower. Imagine how difficult that would be with 8 children!! This was a huge problem for this poor family. I had a hard time not taking this very personally as a father of 3 myself. I quickly put together all of my findings and recommendation and helped them expedite an emergency request through their builder and got it fixed in 3 days. Along with several other issues I found while I was there. Saved this family thousands on repairs they were able to get fixed through their builder warranty instead of having to pay out of pocket. Anyone out there you know that owns a newer home less than a year old, this is one of many examples of how important an 11 Month Warranty inspection is to have done. For around $400 for this inspection, you can save your family several thousands of dollars you would normally have to pay yourself in hidden repairs once your 1 year standard builder warranty ends!!!

Had the privelage of inspecting a beautful custom home out in Sagle ID the other day. Also did Radon, Water Testing, and was hired to do a Sewer Scope as well. Being an honest man I found out from the current home owner they were required to have a sewer inspection done by the city to list their home in Bonner county. I was able to get that report to my clients during my inspection and saved my clients from needing to pay for another sewer scope, refunded them and saved them some money. Yeah, I could have just not said anything, done the sewer scope I had already been paid to do, and no one would have ever known any different. But AIM is not just a brand name, it is a choice I make in every moment of every day to keep myself AIMed towards the highest level of integrity and truth at all times, every time. No exceptions. I will always do what is right and what is in the best interest of my clients. I keep my AIM towards the highest standards. People come first. Relationships are my top priority. Biggest inspection so far for AIM, around 3600 sq ft all together! It was an all day job. On a stunning ultra custom high end brand new house for some amazing local people!! Wish I could show more pictures of this one, this house was gorgeous! But I have very strict policies on keeping my customers information confidential and respecting their privacy.
