Brick Restoration & Weatherproofing – Portland’s East End

Completed a full exterior masonry maintenance and protection scope on this historic brick building in Portland’s East End.

Work included localized spot repointing to address deteriorated mortar joints, along with re-caulking all windows set in brick to eliminate water entry points. Brick sills were fortified and reworked with fresh mortar, and we applied a proper angle wash to improve water shedding and extend the life of the masonry.

Window headers were treated with a rubberized vinyl coating system for added protection at one of the most vulnerable transition areas.

To finish it off, the entire building received a siloxane-based masonry sealant application, helping protect against moisture intrusion while still allowing the brick to breathe.

👉 This type of work is critical for buildings throughout Portland—especially in older neighborhoods where water infiltration and failing mortar often go unnoticed until damage becomes more severe.

If your building has aging brick, cracked joints, or leaking windows, it’s worth addressing before it turns into a larger structural issue.

Masonry repair project completed in Portland’s West End on a historic brick multi-family.

We addressed early-stage deterioration before it turned into bigger problems:
• Spot repointing failing mortar joints along parapets
• Replacing cracked and spalling chimney brick
• Washing stained masonry surfaces
• Sealing second-floor windows set in brick to prevent water intrusion

All work completed by boom lift for proper access and safety.

If you own a brick or stone building in Portland, especially in older neighborhoods, routine maintenance like this is what prevents major repairs down the line.

Fieldstone foundation and structural brick repair on a 1910 multifamily building in Portland, Maine’s historic district. This phase focused on interior stabilization, including temporary shoring of floor joists, removal of a failing brick foundation wall, and full rebuild up to the bearing points. Basement window openings were infilled with brick, and deteriorated fieldstone mortar joints were repointed. Projects like this are often completed in phases as part of a long-term foundation stabilization plan.
