When I moved to Oregon, nobody walked me through that part.
I picked an area based on what I could find online. Looked at commute times on a map. Made my best guess about what daily life would feel like from a place I’d never actually lived.

Some of it was right. Some of it I figured out the hard way.

Now when I work with relocating families, that’s the first conversation we have.

Not just what house, but what does your week actually look like? Where are the kids going to school? What does a normal Tuesday feel like and does this area support that or fight against it?

The house is one decision.

The life around it is a hundred more.

I moved here without anyone helping me think through those hundred decisions.

Wilsonville real estate this summer: dramatically... normal.

You’ve probably heard the market “shifted.” Here in Wilsonville, the numbers tell a quieter story — days on market are about where they were last year, inventory’s held steady, and homes are still closing right around asking. We didn’t get the dramatic swing a lot of headlines are describing.

But steady isn’t the same as automatic. The one thing that has changed is how buyers negotiate. Close to 2 in 3 recent sales around the metro included some kind of seller concession — a rate buydown, closing-cost help, a repair credit. Buyers aren’t bidding over asking anymore. They’re asking what you’ll give.

So the strategy that worked two years ago isn’t quite the strategy for this season. Pricing, prep, and being ready for a concession conversation all carry more weight than they used to, and getting any one of them wrong can quietly cost you on the back end.
This isn’t meant to scare anyone out of selling. It’s meant to make sure that when you do, you’re walking in with the full picture — your real neighborhood numbers, not a national doom-scroll.
