1. 🗣️ Get pre-approved! The price you think you can afford may be different than what a bank is willing to lend you. This is always the first step, no matter your situation.

2. Inspections are critical. In OR & WA get a general home inspection, sewer scope, radon test, and oil tank locate scan at a minimum.

3. Lot size is slept on. But for best value, try and get the largest lot size within your budget. It gives you flexibility in the future for remodeling/ sub-division/ ADU, etc.

4. Don’t be afraid of bad paint colors, ugly cabinets and other cosmetic issues. You can fix these things over time and you will be able to get a much better deal without those things already completed.

5. Make sure you always consider the future “buyer pool”. avoid buying a home with characteristics that could be considered an instant turn-off. On a busy road, 1 bathroom, no garage are a few examples.

6. Your first home is most likely not going to be your forever home. At least in its current state. Be clear about your wants/ needs and be flexible and realistic in order to get the best value in today’s market.
