A little news for the deep-fried treat lovers… beloved local neighborhood spots like An Xuyên Bakery, Bun Bandits, and O & Ko are now serving malasadas and we fully support this movement. Warm, sugar-coated Portuguese doughnuts with a crisp outside and soft, fluffy center, sometimes filled with cream, chocolate, coconut, or ube if you’re lucky.

At first glance, the numbers don't look too exciting, but the story is bigger than what meets the eye. The inventory is exactly what it was this time last year, however with a closer look at the data it's clear that far more people are on the move this year.

Time on market decreased by 16 days compared to last month. Year-over-year, new listings are up 1.1%, pending sales are up 5.9% and closed sales are up 7.1%. The inventory staying the same points to an absorption rate that reflects demand keeping pace with supply.

Home values remain stagnant for the past year, however reports of multiple offers going 6 figures over asking price in closer-in areas might skew the data going forward on a hyper-local basis.
