Automated LEED Materials Documentation | Green Canary

High Performance Design: Minimizing energy consumption from heating and cooling

In most commercial buildings, the HVAC system consumes 35-70% of the building's energy depending on the type of building, use and location. No matter which end of that number your facility falls closer to, that is a lot of energy and money spent on heating, cooling and moving air and that can translate to some high bills, especially with heat waves becoming more common as the planet warms.

That is why high performance designs are so important.

There are several strategies to passively heat and cool a building without turning up the HVAC system.

In the initial stages of design planning, elongating a building along the east-west axis to maximize sun exposure and calculating overhangs to allow lower winter sunlight to enter windows while blocking summer sun exposure can help to use natural sunlight effectively to aid in heating and cooling.

Proper insulation and window placement can also help to reduce the burden placed on the HVAC system to heat and cool the building. While large windows might look nice, they are far from efficient from an HVAC perspective. Instead, using heavy materials like stonework or concrete and efficient ventilation systems to allow cool air in at night and shut warm air out during the day can help passively cool a building on hot summer days.
During the winter, a well insulated building is an efficient one, continuous insulation, avoiding drafty gaps, can help waste in the heating system.

𝗝𝘂𝗻𝗲 𝗞𝗲𝘆 𝗗𝗲𝗹𝘁𝗮 𝗛𝗼𝘂𝘀𝗲:
𝗧𝗵𝗲 𝘃𝗮𝗹𝘂𝗲𝘀 𝗯𝗲𝗵𝗶𝗻𝗱 𝗲𝗰𝗼𝗥𝗘𝗔𝗟 𝗦𝗼𝗹𝘂𝘁𝗶𝗼𝗻𝘀
The inspiration for many of the concepts and values of ecoREAL Solutions started with the June Key Delta House in Northeast Portland.
Constructed in 2007 on the site of what was once a dilapidated Arco gas station, the June Key Delta House community center was one of the first Living Buildings in the city of Portland.
The members of the Delta Sigma Theta Sorority Alumnae Chapter, a professional organization of Black women, wanted their new community center to be beneficial to both the community and the planet.
The building was constructed using steel from decommissioned shipping containers to reduce the environmental impact of the raw materials and is designed to harvest all of its water and energy on site.
Along with its visible solar array, the June Key Delta House features a community garden and provides after school tutoring to local kids.

The sustainability and equity goals embodied in this project inspired our founder, Summer Fowler's goals for ecoREAL Solutions.

𝗠𝘂𝗹𝘁𝗻𝗼𝗺𝗮𝗵 𝗖𝗼𝘂𝗻𝘁𝘆 𝗛𝗲𝗮𝗹𝘁𝗵 𝗗𝗲𝗽𝗮𝗿𝘁𝗺𝗲𝗻𝘁 𝗛𝗤 - 𝗚𝗹𝗮𝗱𝘆𝘀 𝗠𝗰𝗖𝗼𝘆 𝗕𝘂𝗶𝗹𝗱𝗶𝗻𝗴
𝘓𝘌𝘌𝘋 𝘎𝘰𝘭𝘥 𝘗𝘢𝘵𝘩 𝘵𝘰 𝘕𝘦𝘵 𝘡𝘦𝘳𝘰
ecoREAL Solutions served as the LEED Project Administrator in collaboration with architects from ZGF Architects and JE Dunn Construction guiding the project to LEED Gold certification through an integrative process involving contractors, design teams and county officials. The 158,000 square foot, 38.5 million dollar project also pursued Path to Net Zero with Energy Trust of Oregon incentives.

The Gladys McCoy Building, located in Portland's historic Old Town neighborhood, houses state of the art laboratories, an on site pharmacy and both clinical and administrative space for 500 health care professionals.

Completed in 2019, the new health department facility was designed and built to satisfy Multnomah County's requirement for public projects to be LEED Gold certified.

𝗟𝗘𝗘𝗗 𝘃𝟱 𝗖𝗼𝗻𝗰𝗲𝗽𝘁𝘀: 𝗖𝗹𝗶𝗺𝗮𝘁𝗲 𝗥𝗲𝘀𝗶𝗹𝗶𝗲𝗻𝗰𝗲
Global temperatures have risen about 1.3 degrees since pre-industrial times, which means that even if we were to globally cut greenhouse gas emissions to zero tomorrow, some amount of global climate destabilization would still occur.

LEED v5 takes these stressors on our infrastructure and built environment into account with the new framework requiring climate resilience.

Depending on what part of the world your project is in, climate impacts will vary.

Some regions are likely to experience flooding or storms, so strategies such as bioswales, raised first floors and drainage systems will be more important while in fire prone areas, buildings might require fireproof materials, fire breaks and additional emergency management planning.

Strategies to manage heat and conserve energy will be important for resiliency in most of the world.
This means that on site renewables, green roofs and high albedo building materials will continue to play a part in a resilient building future.

𝗛𝗼𝘄 𝗶𝘀 𝗟𝗘𝗘𝗗 𝗰𝗵𝗮𝗻𝗴𝗶𝗻𝗴 𝘄𝗶𝘁𝗵 𝘁𝗵𝗲 𝗶𝗻𝘁𝗿𝗼𝗱𝘂𝗰𝘁𝗶𝗼𝗻 𝗼𝗳 𝗟𝗘𝗘𝗗 𝘃𝟱?
LEED v5 significantly changes the priorities, viewing buildings as a holistic, interconnected system as opposed to a series of discrete decisions. Instead of focusing predominantly on operational efficiency, the new set of LEED v5 standard will focus on decarbonization, requiring tracking of both embodied and operational carbon. Within the framework, there is a heavy push toward all electric designs and a mandate for carbon monitoring and 25 year carbon projections.

Prior any tallying of points for credits, mandatory carbon, climate resilience and human impact assessments will need to be completed.

The entire lifecycle of the building will now be considered. Moving away from a one and done certification approach, LEED v5 will require that design metrics actually align with the operational reality over time.
