Confession time…I’m obsessed with this house. I toured it on Tuesday and I can’t stop thinking about it. The pictures are gorgeous and all, but I tell you, they don’t do it justice. You have to be inside it to feel just how special it is. Let me just give you a little run down though…2 porches - one open and one enclosed with a fireplace, a den on the main floor to hide your movie watching messes, mud room, pantry, 4 bedrooms and laundry up, gorgeous tub in the primary, large basement with mini kitchen, more potential over the garage, blocks away from hat yai, podnahs, mis tacones, seastar/handsome. And yet, somehow it’s still on the market after a week. Maybe it’s waiting for you ❤️

This is a picture of two of the nicest people you’ll ever meet.
G and T reached out a few months ago after an old high school friend sent them my info (thank you thank you ). They were ready to move out of the city in search of more land, but first up was selling their cute NE bungalow. When I went over for an initial walk-through, they had already gotten to work. They had cleared out all the clutter and started on small repairs. Almost everything I put on their list was already on their radar (seriously, champs). I added a few more things, brought in some extra staging pieces (read: pillows…it’s always pillows :) and bam! We hit the market. A few days, lots of showings and packed open houses later and we had 8 solid offers in and got them in contract on their house at a dynamite price and with 2 months of rent back…and then the fun began. Y’all, even with a 2 month cushion, it’s stressful to look for a new home in this market, I’m not gonna lie. G and T were luckily super flexible and patient, but we did miss out on a couple of places, and interest rates and nerves started to rise. Then one day they sent me a listing for a floating home. I had to double take at first, but then it all started to make sense. They had looked into floating homes a few years ago so they were well versed in the process, but they wanted something with a decent amount of deck space for their cute pups, which always stopped them. Now here was a 2 bed, 2 bath with a gigantic deck that was priced at a point where they could use all the equity from the home they just sold without having to finance. Bam! 2 weeks later and here they are with keys to their new floating home and dreams and schemes of all the kayaking and river exploration they can imagine.
and , it has been an absolute pleasure to work with you. I wish for my sake you wanted to buy 10 more houses, but for your sake I’m glad you found home. And seriously, hit me up when you need a house sitter! I’ll bring my paddle board 😍🏄🏻‍♀️⚓️🍾

I’m so stoked for Jungi, who I was referred to by my colleague, (thanks Clayton!!! 🙏). Jungi and Clayton had been looking at houses in OR when he realized he could get a lot more house for his money up in WA and he’d still be close to his work in N Portland. So Clayton called me up to see if I’d be able to help (cuz friendly reminder, I’m licensed in WA!)
The first time I met J, we toured a house, had a chat in a parking lot, called his lender and 3 hrs later had an offer in right before the deadline. We missed out on that spot, but the hunt continued. Jungi saw so many houses, fell in love a few times, missed out a few times. And then we saw this brand new townhome that almost seemed too good to be true. All the other spots we’d seen had some kind of delay on move in, whether the house was still being built or the current owners needed rent back and they allll had competition. But not this one. We put in an offer at asking price with a quick close and it got accepted the next day 🤯. But (and there’s always a but) the garage door was missing 🙃. We ended up getting approval to close without a garage door luckily and then were stoked to find out that it ended up coming early anyway and now, a few weeks later and Jungi is a proud home(and garage door)owner

I could tell you how our flight got canceled and we almost got stuck in Mexico 2 more days and I could tell you how we thought on our feet and pivoted and just barely made it onto a flight to Sacramento last night and then ended up staying in a seedy motel for 5hrs before finally landing in PDX 12hrs late (but not 48hrs late!)……..but instead I just want to tell you how good it is to be back with these two loves and alllll their snuggles.
(And a few final pics from MX…anthropology museum, the progression of our water bottle sizes and I finally had my helado 🙃)
Now back to work!

Day 5 in DF…and we’re back! Still a little iffy but we rallied enough to see a govt building filled with 3 floors of Diego Rivera murals (🤯), eat some tasty chilaquiles, walk through a beautiful park with some beautiful friends (3 of whom I was lucky enough to help buy houses last year 🥳), see some street art and maybe my favorite ad ever “el dinero no compra la felicidad pero si mucho helado” (money doesn’t buy happiness but it does buy a lot of ice cream).
Last full day tomorrow and I’m hoping I feel good enough for some helado 🤞

Mexico City days 3&4…laid out with food poisoning 😫. Just barely made it out today to grab some dinner for this cutie’s 40th birthday 🥳 🎉🎊🎈🎁.

CDMX day 2…a kilo of barbacoa for breakfast, taking the metro to the bus to go check out some OG architecture at Teotihuacan, followed by a much needed midday shower beer and some tasty sopes for dinner (washed down with a pear and cilantro margarita) at La Secina.
