Plans have been floated for many years to bring a public market to Portland. It would be called the James Beard Public Market and would be similar to Seattle’s Pike Place Market.
We’re much closer to this dream becoming reality, as the project’s backers have leased retail space and bought an adjacent building in the heart of downtown Portland, and design plans have been approved for these historic buildings.
The market will span 40,000 square feet at SW 6th and Alder. 40 individual spaces will include vendors such as:

-cheese store
-wine shop
-teaching kitchen
-cookbook store
-butcher
-fish market
-event space
-fresh fruits and veggies

The Portland area housing market showed solid momentum in March. New listings were up 2.7% year-over-year and jumped 21% from February, while pending sales increased 5.5% annually and 27% month-over-month—clear signs of strong buyer activity heading into spring. Closed sales also climbed, up 11% from March 2025 and 27% from February.
Inventory tightened slightly to 3.0 months, and total market time dropped to 79 days, indicating a more competitive environment compared to the prior month, though homes are still taking a bit longer to sell than a year ago.
Year-to-date, the market is modestly ahead of 2025, with new listings up 4.4%, pending sales up 5.3%, and closed sales up 1.2%. However, prices tell a more mixed story—despite monthly gains, average and median sale prices are down year-to-date (−1.4% and −2.8%, respectively), and essentially flat over the past 12 months.
Overall, the data points to a market gaining momentum in activity, with stable-to-slightly soft pricing and improving conditions as we move into the peak spring season.
What’s it mean for buyers?
Buyers should expect more competition this spring, as rising new listings and an increase in sales signal that more people are entering the market. The good news is that prices remain relatively flat or slightly down year-to-date, creating opportunity. Overall, it’s a more active market, but one where prepared buyers can still find value if they move quickly and strategically.
What’s it mean for sellers?
For sellers, the market is promising but competitive. Rising sales show strong demand, and well-priced homes attract attention quickly. Pricing strategically is key—overpriced listings are taking a very long time to sell. Sellers who position their home smartly in terms of price, presentation, and marketing, can do well in this market.
We just finished the first quarter of the year, so it’s a great time to check the Portland metro area real estate stats and see how the market fared. Based on our own experience at Proud, the market continues to be steady, without any large swings in favor of buyers or sellers. But what do the numbers say?
In the first quarter, we saw the number of new listings rise 4.4%, which is good news for buyers. But closed sales rose 1.2%, eating up some of this extra inventory.
Homes are taking longer to sell, as buyers pass by homes that are overpriced or unusual in some way; however, good homes that are well-priced are generating multiple offer situations in many cases.
Price wise, we’ve seen volatility, but overall prices remain nearly flat—the first quarter saw the median price go down 2.8% compared to the first quarter of 2025. The median price of a single family home is now $544,000, which is 11% more than 5 years ago. This 11% over 5 years is not a huge return, but if you bought a home 5 years ago and have enjoyed 11% appreciation, you’d have significant equity from the value growing and from paying down your principal for 5 years, so even in slow-growth years, real estate can be a great investment.
So to summarize the market, things are steady as they have been for several years, despite all of the crazy things going on in the world, so the best time to buy a house still seems to be, as soon as you can. Feel free to reach out with questions anytime.
