In Florida home buyers are more concern with the condition of a roof. As a home inspector when it comes to the roof our job is to inspect the roof for any damages. We provide the age of the roof through information found from the city permits /building department from the city if available.

Here are a few example inspectors look for:

*Loose shingles,
*Damage shingles
*Tree branches touching the roof
*Missing or torn shingles etc….

The above examples raise an alarming concern, when it comes to the insurance companies. If the following items are not addressed, it can cause water intrusion. Also causing rot and damage to the roof deck. Finally, when it comes to painted shingles. That too could cause moisture which could cause rots.

Structure is very important. Many times homeowners try to do what they think is a easy fix. However, when taking a closer look its important that a homes structural integrity is inspected.

Below you'll see where stucco work was obviously done without a contractor and the body of the home is now bulging. You'll also find cement work done on pillars of the property. Rotten wood and insect damage which also affect the structural components of the property.

Remember you have one shot to get your home inspected during your real-estate contract. Don't let this market keep you from making the right decision. Hire an inspector!!!
