North Texas Market Pulse | May 2026

The DFW market is not frozen — it is becoming more selective.

According to the May 2026 RPR market trend reports, inventory is expanding across several key North Texas markets, but homes are still selling close to list price when properly positioned.

Collin County showed 4.48 months of inventory, a 97.6% sold-to-list price ratio, and a $481,000 median sold price.

Allen remained in seller-market territory with 4.28 months of inventory, 15 median days in RPR, and a $536,250 median sold price.

Frisco moved into a more balanced position with 5.65 months of inventory, a 97.7% sold-to-list price ratio, and a $675,000 median sold price.

Wylie showed 4.63 months of inventory, 42 median days in RPR, and a $484,500 median sold price.

The takeaway: buyers have more room to breathe, but sellers still have opportunity with the right pricing, presentation, and negotiation strategy.

The World Cup is coming to North Texas, and DFW homeowners may be wondering:

“Can I list my home as a short-term rental during the games?”

Before you jump on Airbnb or VRBO, start with the basics:

Check your city’s short-term rental rules
Review HOA, insurance, and mortgage restrictions
Understand hotel occupancy tax requirements
Confirm safety, parking, guest limits, and house rules
Price based on real market demand — not internet hype

Dallas/Arlington will host World Cup matches, and Fair Park is set to host the FIFA Fan Festival during the tournament, which could bring strong visitor activity across the Metroplex. But short-term rental rules vary by city, and compliance needs to come before cash flow.

In Arlington, STR owners/operators must obtain an annual city permit and pay monthly hotel occupancy taxes. Fort Worth and Dallas also have hotel occupancy tax requirements for short-term rentals.
