They also have a really nice outdoor patio, which would be a great spot to hang out when the weather is nice.

We ordered the pizza and a breakfast plate, and both were delicious. The pizza had SO much flavor, and if you like a crispy crust, make sure you ask for it crispy!

And the bacon on the breakfast plate? Thick, crispy, and seriously GOOD. 🥓

Find your survey before you list. Not the week you go under contract. Now.

When you bought your house, you got a survey. It is the drawing that shows where the house sits on the lot, the fences, the easements, all of it. Most people file it and never look at it again.

Here is why it matters when you sell. In Texas, if you can hand the buyer your existing survey plus a signed form called a T-47, they can often reuse it instead of paying for a new one. That saves them a few hundred dollars and saves everyone about a week.

It is like keeping the receipt. When the moment comes that you need it, you are not tearing the house apart looking.

If you cannot find yours, order a new one now while you have time, not at the last minute with the clock already running.
