One clean price cut early beats three small ones later. Almost every time.
Here is what happens when a house sits. The most buyers it will ever get show up in the first two weeks. After that the fresh eyes are gone, and the people still watching are waiting to see if you blink.
Chasing the market down in little drops tells them you will. Five thousand off, then five more a month later, then five more. Buyers read that as a house with a problem, so they sit back and wait for the next cut instead of writing an offer.
I taught school before I sold real estate, so here is the plain version. A bandaid comes off easier in one pull. Peel it slow, a little at a time, and it hurts longer and you still end up in the same spot.
If the showings dried up and no offers came, the price is the message. One honest move back to where the buyers actually are beats waiting another month for a market that is not coming to find you.

I was in Costco the other day and I thought this reminded me of some people's opinions of HOAs. Here's what's going on...
Soaring insurance, inflation, and depleted reserves are pushing HOAs nationwide into financial strain. Boards are ditching informal grace periods and moving faster toward liens and legal action.
National snapshot:
6,376 HOA-related foreclosure filings in Q1 — up nearly 40% in two years
285,000+ HOA liens filed last year (+8.8% YoY)
91% of community associations saw master policy insurance increases; 17% saw spikes over 100%
Why this matters in McKinney and North DFW:
Most newer subdivisions here run under HOAs. When master insurance jumps, dues often follow. When dues go unpaid, boards face a hard choice — delayed repairs and special assessments, or stricter collection.
Texas note: HOAs don’t automatically get lien power. It has to be in the governing documents — and boards still have to follow strict notice rules before filing. That said, once the process starts, unpaid assessments can still put a home at risk.

Current monthly/annual dues
Reserve health
Recent or planned special assessments
Insurance cost trends for the association

Owing more on your house than it will sell for has a name.
It is called a short sale. The lender agrees to accept less than the full loan balance and let the home sell anyway. People confuse it with foreclosure. They are not the same thing, and the difference is a big one.
I taught elementary school before I sold real estate, so here is the plain version. In a foreclosure, the bank takes the house from you. In a short sale, you sell it yourself, with the lender signing off, before it ever gets to that point. You stay in the driver's seat.
It is more paperwork than a normal sale. The lender wants to see the hardship, the numbers, and an offer they will accept, and that approval takes time. So it is slower. It is not impossible, and I have walked people through it.
Whether a short sale is your best move, and how it touches your credit or your taxes, is a conversation for your lender and a tax person. That part is theirs, not mine.
What I can do is tell you what the house would realistically sell for today, and handle the sale side from start to finish. No pressure attached to the number.

Staging is not decorating. It is editing.
Decorating adds your taste to a room. Staging removes it, so a buyer can picture their own life in the space. Those are opposite jobs, and sellers mix them up all the time.
I taught grade school before I sold real estate, so here is the plain version. A buyer walking through is trying to answer one question: does my life fit here? Every family photo, every packed closet, every extra chair that makes a room feel small gets in the way of that answer.
What actually helps a buyer say yes costs almost nothing. Clear the counters. Take down half the wall art. Pull a third of what is in every closet so they look roomy. Open the blinds. Replace the one bulb that is out. Then clean like you never have before.
What does not earn its cost: renting a houseful of furniture for a normal-priced home, repainting a room a color you happen to like, or buying new decor the next owner will just haul off.
Put your money into the inspection items and a deep clean. Put your effort into subtracting.

The bank does not have to agree with the price you offered.
When you buy a home with a loan, the lender sends an appraiser to decide what the house is worth. If that number lands below your offer, you have an appraisal gap. The loan is based on the appraised value, not on what you agreed to pay.
I taught grade school before I sold real estate, so here is the plain version. You and the seller shook hands on a price. The bank checked and said the house is worth less than that. It will lend on its number, not yours.
That leaves you three moves. Bring cash to cover the difference. Ask the seller to come down. Or walk away, if your contract lets you. Which one is even an option depends on how your offer was written.
That is the part to sort out before you sign, not after.

Is the North Dallas market slowing down? Not in Prosper and Celina.
Home sales here have climbed three months in a row. 209 in April, 254 in May, 263 in June. That is more homes changing hands than the same month a year ago, when June closed at 240.
If you are selling, that means buyers are still showing up and still closing, even with rates sitting near six and a half percent. Demand did not go anywhere this summer.
If you are buying, it means you are not the only one looking. A clean offer and a real pre-approval still carry weight here.
Steady is the word for it. Not a boom, not a freeze. Homes are trading.

Stop pricing your home off what your neighbor listed theirs at.
A list price is a hope. It is what someone wants, not what a buyer agreed to pay. The house down the street sitting at $625,000 for two months is not a comp. It is a house priced wrong.
I taught first grade before I sold real estate, so here is the version I would give a seven-year-old. Asking for something is not the same as getting it. What counts is what actually changed hands.
The real number is what buyers in your neighborhood paid in the last ninety days, on homes close to yours in size and age, adjusted for what yours has and theirs did not. Sold, not listed. Closed, not hoped.
Price off the sold numbers and the house moves. Price off your neighbor's wish and it sits, and a house that sits draws low offers.
