That little number on a listing is saying more than you think.
Here's how to read it like a buyer who knows what they're doing:
🟢 Low DOM (under 2 weeks) — This home is priced right and people know it. If you like it, move. It won't wait for you.
🟡 Mid DOM (2–6 weeks) — Worth a closer look. There may be a pricing conversation to be had, or the right buyer just hadn't come along yet. That could be you.
🔴 High DOM (6+ weeks) — Ask why. Sometimes it's overpriced. Sometimes it had an issue that's since been resolved. Sometimes it's actually a hidden opportunity — but you need someone who knows how to dig into that.
Days on market is one of the details that gets overlooked when you're scrolling listings on your own — but it's one of the first things I look at for my clients.

It's one of the most stressful moments in the home buying or selling process — and it happens more than people expect. The appraisal comes in lower than the agreed upon purchase price, and suddenly everyone is wondering what happens next.
Here's the thing — a low appraisal doesn't automatically mean the deal is dead. You actually have a few options.
The seller can lower the price. If they want the deal to close, meeting the appraised value is the most straightforward path forward.
The buyer can make up the difference. If you love the home and have the cash, you can pay the gap between the appraised value and the purchase price out of pocket.
You can negotiate somewhere in the middle. Split the difference, renegotiate terms, or find a creative solution that works for both sides.
You can challenge the appraisal. If there's strong evidence the appraiser missed something — recent comparable sales, unique features, errors in the report — your agent can request a reconsideration of value.
A low appraisal is a speed bump, not a dead end. The right agent knows exactly how to navigate it — and will have a plan before you even need one.

A lot of first-time buyers are surprised to learn that their monthly mortgage payment includes more than just principal and interest. Property taxes are typically collected monthly by your lender and held in an escrow account — then paid on your behalf when they're due. Which means if your property taxes go up, your monthly payment goes up too. It's one of those details that doesn't always come up until it does — and by then it can feel like a surprise you weren't prepared for. Understanding the full picture of what your monthly payment actually includes is one of the most important things you can do before you buy. Ask your lender. Ask your agent. Know your numbers before you close.
