Did you know Arizona HOAs can foreclose for unpaid assessments?
Even relatively small delinquencies can escalate if not addressed.
Foreclosure usually doesn’t start with court papers — it starts with missed payments and added charges.

Incomplete estate planning often shows up in bank accounts. In Arizona, one account without a TOD/POD can send your family to probate—even if everything else is in order.
Planning for the future often involves choosing between a will or a trust. For parents and grandparents, a trust is often the preferred choice to ensure minor children are protected.
Protecting Minor Beneficiaries: In Arizona, a trust is considered the best way to structure payouts if minor children or grandchildren are the beneficiaries.
Contingency Planning: Trusts provide a clear plan for who receives assets if primary beneficiaries pass away.
Peace of Mind: While other options exist, they often lack the clarity and security provided by a trust.

Did you know changing your business structure has legal and tax implications?
Converting from a sole proprietorship to an LLC, or from an LLC to an S-Corp election, isn’t just paperwork.
It affects liability, contracts, tax treatment, and sometimes licensing requirements.
Did you know you lose the automatic legal authority to make decisions for your child once they turn 18? Whether they need help with medical issues, financial matters, or a lease agreement, having a Power of Attorney allows you to step in and support them when it matters most.
Thinking about letting a friend or family member stay in a home you own? Before you hand over the keys, make sure you have an official, written lease agreement in place. Here is why it is essential:
Protect Your Rights: A written agreement simplifies the process if you ever need to repossess your property or if the relationship changes.
Legal Requirements: In Arizona, tenants have specific rights under the Arizona Landlord Tenant Act.
Avoid Complications: Law enforcement cannot simply eject someone from a place where they have established residency and kept personal belongings.
Navigate Disputes: Having a lease helps you navigate the official court process if someone is not complying with your expectations.
Don't wait until there's an issue to think about protection.

Did you know HOAs are subject to the Fair Housing Act?
That means HOAs must allow reasonable accommodations and reasonable modifications for disabilities, and they are prohibited from discriminating based on protected classes.
In most HOA situations, this is handled under the Fair Housing Act, not the ADA.
HOA rules don’t override federal and state fair housing law.
If your HOA is still holding secret meetings and voting in executive session after April 2026 — that's a violation.
Arizona HOA law has changed, and boards that haven't caught up have a serious problem on their hands.
There ARE ways to make them stop, and I can help.

Arizona Probate FAQ: Can the personal representative read my emails?
Not automatically. Access to digital communications often depends on consent, platform rules, and what the law allows in a particular situation.
