There’s a common misconception in the construction world that custom spec homes are just high-end flips. The reality is that the process looks nothing like that.
Before a single decision gets made on the build, there’s already been a significant amount of time spent on finding the right lot, understanding the market, and working through a design phase that’s built around how the home will actually be used and what a buyer in that price point is really looking for.
There’s a common belief that once a home is sold, the builder’s job is done. At Bink Development, that’s not how we operate.
Our homes come with real accountability. If something needs to be adjusted or taken care of, we handle it. The goal is simple, to make sure every client is fully satisfied with their new home.
Not every stage of a build looks the same. Some phases move quickly and are easy to see, while others involve work behind the scenes that doesn’t show as much day to day. It can feel like a pause, but it’s just part of the process.
At Exeter, the basement was built in phases and framing is now underway. Next comes HVAC and electrical, where progress continues but is less visible, before the project picks up again as it moves toward completion.
Arcadia Proper is often associated with modern farmhouse design, but that’s only part of the picture. The neighborhood continues to evolve with a wide range of architectural styles.
Medio is a good example, taking a more contemporary, hybrid approach while still fitting seamlessly into its surroundings. Variety is a big part of what defines the area.
A few of Paul’s favorite kitchen features at Medio highlight both function and design. Dual dishwashers in the main island help support hosting and everyday use, while custom European cabinetry uses a touch-to-open system for a clean look without any hardware. A six burner luxury stove with an LED-lined range hood and full stove pot filler bring artistry and practicality to the space. Finally, views of Camelback Mountain, especially from the lounge area just off the kitchen, tie everything together.
A look at a few standout features from the primary wing at Medio. The suite includes a built-in king bed with integrated nightstands and vaulted tongue and groove ceilings that open up the space. Large windows bring in natural light and frame views of Camelback Mountain throughout. A two-sided stone fireplace connects the bedroom and bath, while the bathroom features a central LED backlit mirror and both indoor and outdoor showers.
At Medio, the layout was intentionally designed with convenience in mind. That means including three separate laundry areas throughout the home.
A main level laundry room supports everyday use, while a dedicated laundry within the primary closet adds convenience to the suite. A third laundry in the basement serves the two downstairs bedrooms. Thoughtful details like this help the home function more comfortably day to day.
Square footage is often one of the first things people focus on, but it’s rarely what defines how a home actually feels. Ceiling height, natural light, indoor outdoor living, and thoughtful layout all play a major role in the overall experience.
A well designed home can often feel more spacious and comfortable without adding additional square footage. In many cases, buyers respond more to how a home lives than the number attached to it.

The Tuberia residence in Arcadia just wrapped, and walking through a finished home like this is one of the better parts of this work.
