Our Maintenance Technician is responsible for maintenance service requests for several communities in the Phoenix area. They are customer focused and team players who take pride in the work they perform which may also include make-readies, grounds keeping, pool maintenance and preventative maintenance. Maintenance Technicians are experts in customer service who understand and anticipate our customers’ needs to create exceptional experiences.

Essential Job Functions:
• Prepares or assists in preparing all vacant apartments to a market-ready condition.
• Performs various community maintenance functions and records findings in the maintenance log.
• Light bulb changes; Caulking; Filter Changes; Touch-Up Painting; Lock Repair
• Knowledge in apartment electrical repair, plumbing, appliance repair, painting, Install/repair window coverings.
• Desired:* EPA Certified (HVAC). Experience in all areas concerning HVAC (repair/replace)*
• Experience pool maintenance
• Preventive Maintenance
• Responds to resident service requests and concerns in a timely manner.
• Performs on-call emergency service as required.
• Reports any maintenance concerns for repairs on vacant units, models, clubhouse, and/or common areas to the Maintenance Director/Supervisor
• May assist in monitoring and/or controlling maintenance inventory and/or supplies.

Qualifications
• 2 years or more of maintenance experience, preferably in the apartment industry

• Certification from an accredited trade school highly desired
• EPA Type I, Type II or Universal certification preferred
• Demonstrate knowledge of technical skills as it relates to apartment maintenance
• Handle tile work, carpentry repairs and all facets of the make-ready process
• Troubleshoot and repair HVAC, plumbing, electrical and all other systems at the community (preferred, but not required)
• Must have valid driver’s license, dependable transportation and be able to accommodate a rotating on-call schedule

CALCAP Properties is currently seeking an enthusiastic and team-oriented Maintenance Supervisor to join our team.

JOB SUMMARY

Primary responsibilities include the hands-on maintenance of the community, including overall inspection, repair, and general maintenance of market-ready apartments and other interiors/exterior areas. Acts as a “team leader” among the general maintenance staff; delegating, supervising and directing the work of the department.

General Maintenance Responsibilities:

• Prepares or assists in preparing all market-ready apartments regarding the painting, carpet cleaning, general repairs, housekeeping, etc.
• Performs various preventative maintenance functions and records findings in maintenance log.
• Completes regular community inspections.
• Responds to resident services requests and concerns in a timely manner.
• Performs on-call emergency service as required.
• Assists the Maintenance Director and/or Property Manager on special maintenance projects as necessary.
• Works along with general maintenance staff in maintaining grounds and common areas and keeping them free of trash and debris.
• Monitors the maintenance and up-keep of all mechanical equipment on the community including, but not limited to, water heaters, HVAC units, etc.
Administrative/Leadership Functions:
• As team leader, responsible for training and supervision of community maintenance staff. Is typically involved with Property Manager in hiring, interviews, training, and performance reviews of maintenance staff.
• May assist in monitoring capital improvement projects.
• Ensures safe work practices are being followed by all maintenance staff.
• Responsible for holding monthly safety meetings with team.
• Ensures that maintenance staff is performing to Company standards and that service requests are handled in a prompt, courteous and efficient manner.
• Understands and complies with Fair Housing laws and standards.
• Maintains open communication with Property Manager and other community staff.
• Negotiates to maximize the benefits of the organization.
• Processes and approves payment of invoices pertaining to the maintenance operations on a timely basis.
• Monitors the budget control log and regularly reports variances
• Reports or offers recommendations for community capital improvements or repairs, the development of job specifications, bid acquisitions, contract developments, and negotiations, etc.
• Responsible for ensuring the timely and accurate submission of timesheets for his/her team.

Skills, Education, and Experience:

A high school diploma or equivalent is preferred. A minimum of three years hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc. is necessary. Supervisory experience preferred. Excellent communication and interpersonal skills required. Must be able to lift and work with heavy equipment. Valid driver’s license and good driving record along with auto insurance required.
Preferably HVAC, EPA or CFC certifiable.

Essential Job Functions:

• Performs a variety of tasks associated with leasing and marketing of the community in a calm and controlled manner.
• Quickly closes and leases apartments, meeting or exceeding Company’s minimum standards of performance.
• Effectively explains all lease and community policies to new and current residents.

• Assist Property Manager with producing monthly tenant delinquency reports.
• Works with property manager to complete monthly financial and property activity reports.

• Shows vacant suites as necessary and explains property rules and regulations. Ensures all move-in/move-out paperwork is completed correctly and has been approved by the property manager.
• Ensures all suite, move-in, move-out and other leasing data is entered correctly and in a timely manner into the on-site property management software system.
• Works with management team to administer renewal program and works to maximize tenant renewals.
• Works with property manager to hire, train and develop on-site employees according to company policy and procedure.
• Works with property manager and maintenance team to ensures that suites, common areas and grounds are maintained according to property objectives.
• Works with property manager to insure adherence to company safety standards, policies and procedures.

Other Job Functions:

• Attends and participates in training seminars as requested.
• Becomes active in the local business community and develops rapport with the residential community..
• Accompanies vendors or contractors to resident apartments as needed.
• May run errands as necessary.
• Performs other duties as assigned.

Skills, Education and Experience:

High school education or equivalent; some college preferred & 5 years Management experience. Excellent communication and organizational skills.
