Sometimes you have to tear it out and start over. On this project, the previous owner had enclosed the crawl space below the floor of the original house when he did an addition. This is not to code and cut off any ventilation to the crawl space thus causing mildew and worse. The trailer jacks, which were installed to support the floor joists (also not to code) began to deteriorate and cause sagging in the floor. We ripped it all out including interior walls, ran the plumbing, and now will backfill and pour concrete. I'll post more pictures as things progress.
