Landscaping can play a major role in protecting your home’s foundation here in Arizona. In areas like Phoenix, Mesa, Chandler, Gilbert, Tempe, and Tucson, extreme heat, dry soils, and sudden monsoon moisture can cause soil expansion and shrinkage around foundations.

Choosing foundation-friendly plants can help maintain more stable soil conditions while reducing the risk of invasive root growth near your home. Plants with shallow roots and controlled growth habits — like salvia, lavender, ornamental grasses, boxwood shrubs, black-eyed Susans, and smaller ornamental trees — are often better choices near foundations, patios, and walkways.

Poor drainage and aggressive root systems can contribute to foundation cracks, soil erosion, and sinking concrete over time. That’s why proper landscaping and irrigation management are so important for Arizona homeowners.

At Arizona Foundation Solutions, we help homeowners across the Valley identify and repair foundation settlement, stem wall damage, sinking concrete, and drainage-related issues before they become more serious.

If you’re seeing cracks in your walls, uneven concrete, or signs of settlement around your home, schedule a free inspection with our team today.

Spring rain in Arizona can lead to more than puddles — it can also trigger soil movement beneath your home.

As the ground absorbs moisture, expanding soils can shift and place pressure on foundations, concrete slabs, stem walls, and crawl spaces. Over time, that movement may lead to:

✔ Foundation cracks
✔ Uneven floors
✔ Sticking doors and windows
✔ Concrete settlement
✔ Water intrusion issues

Many homeowners don’t realize these warning signs often begin with changing soil conditions below the surface. Catching problems early can help prevent more serious structural damage later on.

If you’ve noticed cracks, settling, or movement around your home this spring, now is a great time to schedule a free foundation inspection.

Arizona Foundation Solutions provides trusted solutions for foundation repair, stem wall repair, concrete leveling, crawl space repair, and waterproofing throughout Phoenix, Mesa, Chandler, Gilbert, Tempe, Scottsdale, Tucson, and surrounding Arizona communities.

Spring is the perfect time to check your concrete — especially here in Arizona where soil movement, heat, and moisture changes can take a toll.

Watch for these common warning signs around your home:
• Gaps forming between soil and concrete
• Cracks that are growing over time
• Water pooling after rain or irrigation
• Concrete slabs sinking or becoming uneven

These issues don’t just affect appearance — they can lead to bigger foundation concerns if ignored.

A quick inspection now can save you from costly repairs later. If something looks off, it’s worth having it evaluated by a professional who understands Arizona soil conditions.

This Earth Day, we’re proud to do our part right here in the Phoenix Valley by choosing smarter, more sustainable solutions for your home.

Instead of tearing out and replacing concrete, we restore it using PolyLevel—lifting and stabilizing slabs while reducing waste, minimizing disruption, and extending the life of your concrete.

In Arizona, shifting soils, heat, and settlement can cause driveways, patios, and walkways to sink over time. The good news? You don’t always need replacement. With the right approach, we can repair and protect your concrete while being mindful of the environment.

Less demolition. Less waste. A better solution for your home.

If you’ve noticed uneven concrete around your home in Phoenix, Mesa, Chandler, or surrounding areas, now is a great time to explore your options.

What you see on the outside isn’t always the full story…

At first glance, this stem wall just showed minor surface damage. Nothing that would immediately raise concern for most homeowners. But once we opened it up, the real issue became clear.

Inside the concrete, the steel reinforcement (rebar) had been exposed to moisture for years. As rebar oxidizes, it doesn’t just rust—it expands. That expansion puts pressure on the surrounding concrete, causing it to crack, separate, and eventually break apart.

Over time, the corrosion can get so severe that the rebar begins to deteriorate and lose its structural strength entirely. At that point, the concrete it was meant to reinforce is no longer properly supported.

This is why stem wall damage should never be judged by appearance alone.

In these photos, you can see the full progression:
• Exterior cracking and deterioration
• Excavation and exposure of the stem wall
• Severe internal damage and compromised rebar
• Restoration with new materials to bring the structure back to life

Catching these issues early can mean the difference between a manageable repair and a much larger structural problem.

If you’ve noticed cracking, flaking, or discoloration along your stem wall, it’s worth taking a closer look. What’s happening beneath the surface matters most.

Not all foundation damage starts with major cracks inside your home… sometimes it begins right here at the stem wall.

This homeowner in Chandler, AZ was dealing with stem wall deterioration caused by moisture exposure and soil conditions breaking down the exterior concrete over time. Left untreated, this type of damage can continue to spread and eventually impact the structural integrity of the home.

Our team completed a full stem wall repair by excavating around the affected areas, removing deteriorated concrete, and restoring the foundation with a clean, durable finish built to withstand Arizona’s harsh conditions.

The result is a stronger, protected foundation and peace of mind knowing the problem was handled before it became something much worse.

If you’re noticing flaking, cracking, or discoloration along the base of your home, it may be time to have your foundation inspected.

Foundation Myth Busted: The age of your home is not usually the real reason your foundation moves.

Many homeowners assume cracks or shifting floors happen simply because a house is old. In reality, foundation movement is almost always connected to what is happening beneath the home. Soil expansion, moisture changes, poor drainage, or long-term settlement can all cause structural movement.

When soil expands during rain or contracts during dry periods, the ground supporting your home can shift. Over time this movement may lead to wall cracks, uneven floors, sticking doors, or visible settlement.

The good news is that these problems can often be diagnosed and repaired once the true cause is identified. A professional inspection can help determine whether the issue is soil movement, drainage concerns, or structural settlement.

If you are seeing cracks, shifting, or signs of foundation movement around your Arizona home, it is worth having an expert take a look.

Arizona Foundation Solutions provides professional foundation inspections to help homeowners understand what is happening beneath their home and what solutions are available.

✔ Lift and level the concrete
✔ Restore safety
✔ Prevent further settlement

If you’ve noticed uneven concrete at your home in Phoenix, Mesa, Scottsdale, Tempe, or Tucson, now is the time to schedule a free inspection.
