The latest report from Valley Vibe is out, and it confirms what many of us have been feeling on the ground: the market is in a bit of a paradox.
Our team at The Crouch Group was honored to contribute the data for this month’s update. As we looked at the numbers for 85085, 85086, 85083, and 85087, the trend is clear. While mortgage rates have finally taken a step back compared to last year (averaging 6.30% vs. 6.83% in 2025), local inventory is actually down about 13%.
What does this mean for our community?
Even with more favorable rates, the "inventory crunch" is keeping sales volume lower. Specifically in 85083, we’ve seen listings dip by 11.4%.
