During today’s inspection, our inspectors found Polybutylene plumbing near the garage panel. Taking a closer look, we noticed that a section of the plumbing had already been cut and replaced.

Polybutylene piping was widely used in homes in the past, but it has a history of premature deterioration and failure, which can lead to leaks and costly water damage.

That’s why our inspectors always keep an eye out for Polybutylene plumbing and make sure it’s identified and documented during the inspection.

That’s right… 36 YEARS OLD and STILL RUNNING! Talk about a working dinosaur!

During the inspection, we found no visible signs of leaking, and the unit is still operating. But at that age, it’s definitely something a homeowner should be aware of and keep an eye on.

During today’s attic inspection, we found two gas furnaces up above—and one of them had water sitting in the drain pan and actively dripping. 💧

This could indicate an issue with the primary condensate drain line, potentially from a blockage or clog. While the exact cause needs to be determined by a qualified HVAC professional, this is definitely something that shouldn’t be ignored.

POV: WATER FROM ABOVE! 💧

What looked like a normal bathroom tub turned into a serious discovery during today’s home inspection.

Our inspector filled the tub with water and then drained it, and that’s when we spotted it: an active leak dripping through the ceiling directly below the bathroom.💦

We didn’t stop there. Thermal imaging showed moisture building up in the ceiling around the area where the water was dripping, confirming that this wasn’t just a one-time drip.

POV: What We Found!

During today’s inspection, we checked the backyard fire escape window wells and found more than just a little debris. 👀

One window well was packed with debris and dirt.
Another had a clogged drain holding a significant amount of water.
🚫 And the biggest concern? The window had been stuccoed over, potentially preventing it from being used as an emergency escape.

In an emergency, a window well should provide a clear and accessible escape route, not become an obstacle.
