The National Association of Realtors (NAR) predicts Greater Phoenix will be one of the top performing markets in 2025. With stabilizing mortgage rates forecasted to hover around 6%, growing inventory, and increasing income and job growth, the Valley is set for a strong housing comeback.

NAR expects affordability challenges to ease as more homes hit the market, thanks to a combination of new construction and homeowners feeling confident enough to list their properties. With this boost in activity, buyers are projected to have more success achieving homeownership than in previous years.

The end of an era: Phoenix's iconic Metrocenter mall is being torn down. 🏗️

After nearly 50 years as a beloved gathering spot and retail hub, demolition of Metrocenter has begun to make way for an $850M redevelopment project. Once home to department stores, an indoor ice rink, and even scenes from the movie Bill & Ted's Excellent Adventure, Metrocenter was the heartbeat of Valley life for decades.

Coming soon: The Metropolitan, a walkable urban village with townhomes, retail, restaurants, and entertainment, set to open by 2026.

Holiday travel can be stressful, but Sky Harbor is making it easier. ✈️

A recent study ranked it the second-best airport in the country, thanks to its friendly service, dining options, and leading the country in not losing luggage (just 4.46 lost baggage searches per 100,000 passengers!).

Last year, Sky Harbor hit a major milestone, serving over 48 million passengers—the most in its history. With a recently refurbished Terminal 3 and plans for a brand-new terminal in the works (construction slated to begin after 2030), the airport is showing no signs of slowing down.

Phoenix is planting 27,000 trees! 🌳☀️

The city just approved a $60M shade plan to tackle our heat and lack of tree coverage. With Phoenix neighborhoods averaging only 11% tree canopy (well below the recommended 15%), many areas are severely lacking in shade.

Here’s the goal: Half of the new trees will go to low-income communities, and more than 85% will benefit low-to-moderate-income areas.

How will this help? Adding shade can lower surface temperatures by up to 20 degrees—a huge win for those scorching summer days.

Last week, the monthly average price per square foot for closed sales in Greater Phoenix not only increased but reached a new record high of $308.01.

Despite the constant doomsday predictions from the usual YouTube housing pundits since 2018, the market continues to prove them wrong. They repeatedly fall into the trap of thinking that a softening in demand always leads to lower prices.

However, the reality is that decreased demand alone doesn't push down prices—for that to happen, we'd have to see an abundance of supply coupled with desperate sellers. And that just isn't the current situation.

Last week's mortgage rates? So last week.

After peaking over 8%, the average 30yr fixed rate dipped below 7.4% today – the third biggest plunge in a decade.

Why the unexpected drop? A quieter Treasury auction and a mix of economic updates sparked the drop. Today's jobs report was the cherry on top, with softer numbers signaling a cooler labor market.

What does this mean for homebuyers? A mixed bag of rates, with some lenders quoting rates with discount points in the high 6's. But remember, with volatility comes variety, so the rate spread is wider than usual.
