Houston Point 290 is officially 100% leased.

This three-building, 348,000 SF modern industrial complex in Northwest Houston has reached full occupancy, welcoming five tenants across distribution, assembly, and showroom operations. Strategically positioned near the intersection of Hwy 6 and U.S. 290, just 10 miles north of I-10, the project was designed to serve the flexibility demands of one of the most active industrial markets in the country.

Full occupancy does not happen by chance. It is the result of intentional design, smart positioning, and a team that executed at every level.

The finish line is in sight at Nexus Commerce Center. With paving complete and power activation on the horizon, we are on track to turn over this 16-acre, 273,341 SF Class A industrial park in early June.

Our East Coast Principal, Luke Georgiadis, has secured over $200M in deal value and close to 1M SF in just 12 months. We're excited to share a photo of our new Florida HQ, reflecting our expanding presence. Luke’s vision and relentless determination are shaping our portfolio with projects like the 301 Exchange, TPA Logistics Park, and many more, while expanding our market presence across Central Florida and the Southeast. His leadership also extends to our Northeast projects, ensuring optimal ex*****on across the board.

Creation is proud to welcome Matt Norville as our new Director of Development, East Coast. Matt is a native Floridian, with construction experience across the country, including Minnesota, Hawaii, and more, and also across multiple product types, including multifamily, manufacturing, and retail.

His role will be to oversee the predevelopment, entitlement, design, and construction of industrial and mixed-use properties up and down the East Coast, with a primary focus on the Central Florida market.

Creation is proud to announce the acquisition of a 51-acre site at the corner of US-301 and E. Sligh Ave that will eventually be home to the 301 Exchange. The off-market sale was brokered by Mike Farley and Nick Ganey of Boutique National.

Two minutes from I-4 with a short drive to downtown Tampa, 301 Exchange is set to serve last-mile distribution needs across the Tampa MSA with unmatched access and efficiency. The project is a perfect example of how Creation executes on opportunities that might seem impossible to others. Of the site's 51 acres, 39 are wetlands, and between our seller and ourselves, this project has had a decade of entitlement efforts behind it.

Creation entered Florida less than two years ago and now has over one million square feet under development or moving through entitlements across the state. Stay tuned as 301 Exchange and our other Florida developments turn from vision to reality.
