For those who refinance and hold properties or BRRRR, here’s a tip… looking to refinance into a 30 yr DSCR loan and wondering if you can pull out any cash? It’s getting tougher to max out leverage on cash out refi’s. With DSCR loans, as rates increase, leverage decreases to remain within lender guidelines. Something to consider if you are highly leveraged in a fix and flip/bridge loan. If you’d like to know how much loan your rental can qualify for based on DSCR, reach out to us. Tuesday Tip (on Monday night): When putting together a rehab budget for your lender, take the extra 5 -10 minutes to give a little bit of detail. Instead of saying "Kitchen - $15,000" let them know what you're planning to do in the kitchen. Shaker cabinets $8000, Quartz countertops and pulls $4,000, Sink and fixtures $2,000, etc.. Why is this added detail important? Well most lenders use a percentage of ARV as a calculation that will limit the loan amount. 75% of ARV is a typical limiter for fix and flip loans. The ARV is often determined by a third party appraiser or RE agent and guess what tool they use to help determine that number? You guessed it; your rehab budget and scope of work. When you provide more detail into what your plans are and what materials you plan to use, you are increasing your chances of receiving the ARV you estimated and not having the loan amount reduced because the ARV came in too low. Its not just about bedrooms, bathrooms and sq ft, but about material choices and finishes. It's always worth an extra 5-10 minutes to give yourself the highest chance of hitting the number you need.
