US Home prices 🏠 accelerated again in December
According to Case Shiller, up .2% MOM and 5.5% from a year earlier
The question on everyone’s mind:
Why didn’t higher rates bring down home prices last year?
A few thoughts:
1. Transaction volume is low, but liquidity is high—not a lot of homes are exchanging hands, but with markets at all time highs, a select group of very wealthy buyers exists. Many transactions are cash offers
2. Landlord Nation has caused a paradigm shift in how we do valuations on properties—the price floor isn’t based on how much a median family can afford. It’s how much the property might cash flow as a long or short term rental
3. No Recession. People are employed. Though distress sales have notably up-ticked off the lows, they remain a tiny portion of the market

Commercial real estate (CRE) has been in a free fall and office buildings are by far the worst.
Prior to the pandemic, office occupancy rates were well over 90% in the US.
Four years later, the latest data shows that they are hovering around 50% today.
The numbers show the average for a week where Wednesdays can be as high as 60%, and Mondays and Fridays as low as 30%.
The lowest office occupancy rate is in Philadelphia at 37%, and the highest is in Austin at 58%.
What will happen to these buildings ?
