Very grateful to the kind and deeply creative team for bringing us into the collaborative fold on this Rittenhouse Square jewel box. The natural material palette and modern detailing are always a fine favorite of our in-house carpentry team and trusted partners to bring to fruition. Shout out to our tried and true millwork partner for creating the warmest feels from all the lovely white oak while never sacrificing functionality.

Inspired by the idiosyncratic Long Island beach houses of Andrew Geller and the rustic yet refined style of Northern California’s Sea Ranch, this modest 1950’s ranch home was tastefully renovated and reimagined by as a refined seaside retreat. It’s a place where family and friends can gather to feast, laugh, play, soak and stargaze in the hand-made Cedar Hot tub after a long day in the sun and salt air.

HOW ITS MADE: taking down and rebuilding a historic masonry facade

Our colleagues at called us in to replace a couple windows and doors at their Philadlephia HQ and we almost immediately raised some red flags about the structural integrity of the masonry facade of the building.

Our Project Manager Drew Wallace brought in a structural engineer who prescribed an immediate take down and rebuild of the facade and issued a make safe permit.

Our Director of Construction, Martin Madden, worked with our in-house build team, and to hatch a plan to rebuild employing some passive house principles with rigorous air sealing and water mgmt while keeping within the historic integrity and parameters of the brick facade.

We worked with our buddy Larry at to get all the fenestration procured and delivered to site.

Big shout out to the team for their patience and trust in our firm to help navigate this scary and big surprise while they shifted to give us all the room we needed to work and get all the details right while they kept their offices open.

Sad the weekends is over? Osborne Construction isn’t. We are excited to continue our renovation of this beautiful carriage house in Mt. Airy that compliments the main home. While keeping the historical structure and style intact, we are fitting it with a full bathroom, office, and home gym. Be on the lookout for more pictures as this project is headed to completion.
