Real estate is always an adventure. My partner and I walked a property today where dog s*** was literally ground into the floor because the tenants let their dog p**p and p*e all over the house, and they then walked all over it and tracked it absolutely everywhere. The unit would be in good condition if not for those floors - but that floor will probably have to be replaced because the excrement has gotten so deep into flooring that the smell is there to stay. I almost heaved when I walked in. Not the worst house I’ve seen either. (the worst one had something like 15 pets taken out via complaints to animal control and smelled so vile I couldn’t even make it past the foyer before I bolted out).
I’m starting to look for off market properties myself to sell to other investors and also buy myself, as these tend to have more equity in them — the profit you get for your time, energy, stomach, and for getting the deal done. These types of beauties don’t typically make it to MLS.
