Remember when everyone was saying “date the rate, marry the house”? 😅
Well… a lot of buyers in 2026 are looking at the market a little differently now, especially as people realize refinancing isn’t always immediate or guaranteed.
That’s why assumable mortgages have become one of the biggest hidden opportunities buyers are paying attention to right now.
In certain situations, buyers may be able to take over an existing mortgage with a lower interest rate instead of starting fresh with today’s rates. And depending on the loan terms, that can make a massive difference in monthly payments.
The catch?
A lot of people still don’t know these even exist.
Not every loan is assumable, and they definitely aren’t the simplest transactions, but in the right situation, they can be an incredible option.
2026 buyers are getting more creative, more informed, and honestly… more strategic.
Have you heard of assumable mortgages before? 👀

One of the biggest misconceptions about homes is that “bigger” always means better 🤍
A home can actually feel a lot more open, calm, and functional with a few intentional changes — no renovation required.
Sometimes it’s as simple as:
➡ better furniture placement
➡ lighter window treatments
➡ reducing visual clutter
➡ adding mirrors or better lighting
➡ or creating more open floor space
The way a home feels matters just as much as the square footage itself.
Whether you’re preparing to sell or just want your home to feel more elevated and comfortable, small design choices can make a surprisingly big difference.
Which tip makes the biggest difference to you? 👀

Moving to a new city is exciting… until something in your house stops working during the worst possible timing 😅
One thing I always recommend after moving to Middle Georgia is finding a few trusted local service providers before you actually need them.
Because when the first heatwave, summer storm, plumbing issue, or AC problem happens, the last thing you want is to be panic-searching reviews online.
Having a few reliable local contacts makes homeownership feel so much less stressful, especially when you’re new to the area.
And if you’re new here and need recommendations, send me a message! I’m always happy to share local favorites. 🤍

Insurance costs are changing in a lot of areas, and one of the biggest reasons is shifting risk tied to things like fire, flooding, wind, and overall climate patterns.
As those risks change, insurance companies adjust coverage and pricing to match. And when insurance costs go up, your escrow adjusts… which can impact your monthly payment.
This isn’t something specific to Middle Georgia or Georgia in general. It’s happening in different ways across the country (and globally), which is why more homeowners are starting to notice it.
It’s not talked about enough, but it’s becoming a very real part of modern homeownership.
If you own a home, it’s worth reviewing your policy and understanding how it affects your overall payment and even shopping around to find the best coverage for the best price. And if you’re planning to buy, it’s something to factor in from the beginning.
Have you noticed changes in your insurance recently? 👀

One of the biggest shifts in home design right now isn’t inside the house… it’s happening outside 🤍
More homeowners are moving toward low-water, low-maintenance landscaping that still looks intentional and elevated.
You don’t need a traditional green lawn to have a beautiful yard anymore. In fact, some of the most modern outdoor spaces right now use little to no water at all.
People are leaning towards natural textures, drought-tolerant plants, layered stone, and landscaping that actually fits the climate they live in.
It’s not just about saving water. It’s about creating a space that’s easier to maintain, more cost-efficient long term, and still feels like an extension of your home.
If you’re updating your yard this summer, this is definitely something to consider.
Would you ever trade grass for something more low-maintenance? 👀

One trend that’s becoming a lot more common in 2026… people buying homes together
Not just married couples, but friends, siblings, and long-term partners who aren’t legally married.
With home prices where they are, more buyers are getting creative and teaming up to make homeownership work. And honestly, it can be a really smart move when it’s done right.
But if you’re thinking about buying with someone, there’s one thing I always recommend:
Put everything in writing before you close.
It might feel unnecessary at the time, but having clear expectations upfront protects both people and makes the entire process smoother long-term.
A few things you’ll want to think through:
• who is contributing what financially
• what happens if one person wants to sell
• how ongoing expenses will be handled
Buying with someone is a big decision, and when it’s structured well, it can open doors that might not have been possible otherwise.
Would you ever consider buying with a friend or partner? 👀

Happy Best Friends Day to the people who help keep this business running behind the scenes 🤍
Real estate might look like a solo career online sometimes, but the truth is there are so many people involved in helping clients get to the closing table. The lenders answering last-minute calls, the stagers making homes shine, the photographers working magic, the closing attorneys fixing problems quietly behind the scenes, and the work friends who somehow keep you sane during busy seasons.
This job is a lot more fun when you have good people around you!

One home feature that’s becoming a much bigger selling point in 2026?
An EV-ready garage 🔌
More buyers are looking for homes that already feel prepared for electric vehicle charging, but the good news is you don’t necessarily need a massive electrical renovation to make your garage more functional and future friendly.
A few smaller upgrades can already make a difference:
• installing a dedicated outlet
• improving garage lighting
• organizing wall storage around charging space
• leaving room near the panel for future upgrades
• and making the garage feel intentionally usable overall
Little details like this are becoming part of how buyers evaluate convenience, lifestyle, and long-term value in a home.
Would an EV-ready garage matter to you when buying? 👀

One of the hardest parts of this job that nobody really talks about is how personal it becomes.
When you work closely with people for months, it stops feeling transactional very quickly. You learn about their families, their routines, why they’re moving, what they’re stressed about, and what they’re excited for next. You spend weekends together looking at homes, answer late night texts, calm nerves during negotiations, and carry a lot of emotional weight alongside them throughout the process.
That’s why real estate can be harder than people realize sometimes.
People mostly see the closing photos and the exciting announcements online, but they don’t always see the weeks or months of work happening behind the scenes. They don’t see the deals that fall apart unexpectedly, the clients who disappear after months of working together, or the pressure that comes with building a business where nothing is guaranteed.
But despite all of that, I still love this job because helping someone move into a new chapter of their life is meaningful to me. I care deeply about the people I work with, and I honestly think that’s what makes the biggest difference in this industry.
If you’re looking for an agent who’s invested in more than just the transaction, I’d love to help 🤍
