City Awards first Bid for Broadmoor Area Improvements
The City Council, at Monday's Special Meeting, awarded the first round of bids for the construction of the Broadmoor Area improvements.
The Council awarded a $600,000 bid to Goodman & Mehlenbacher Enterprises of Kennewick for "Phase 1A" of the nearly $40 million in planned improvements to the Broadmoor area. The Phase 1A project provides for rough grading for the alignments of the future Road 108, Sandifur Parkway, and Road 103 in anticipation of the construction of utilities and roadways in subsequent phases. Goodman & Mehlenbacher was the winning bid out of 11 other bids and was significantly lower than the engineer's estimate.
The $40 million in improvements to the area include these interior roads, the extension of Sandifur Parkway to the west of Broadmoor, the widening of Broadmoor Blvd north of I-182, and significant improvements to the I-182/Road 100 interchange ( https://www.pasco-wa.gov/DocumentCenter/View/64314/BroadmoorInterchange-Flyer?bidId= ) as part of the Broadmoor Master Plan ( https://www.pasco-wa.gov/DocumentCenter/View/64447/Broadmoor-Master-Plan---Draft-16-December-2022 ).
The Tax Increment Financing (TIF) program funds these improvements for the expected significant retail and residential development around Broadmoor. TIF allows municipalities to use the expected increase in property tax from land development for bonds to cover needed infrastructure projects and not burden existing taxpayers.
"We're glad we received several very competitive bids for this project, and this is just the first of many improvements to the area for the infrastructure needed to support the development coming to Broadmoor," said Public Works Director Steve Worley.

Year in Review
This was my last year as a generalist broker and will provide a great start as I move forward exclusively as a land specialist.
On the ag side of things we closed over $16.14M and almost 1,000 acres. I see 2023 being a strong year for ag land.
We also put together many commercial, industrial, and residential development land deals this past year that will come out of the ground this next year. We have $24M in volume for land deals so far for 2023.
The best thing about being a land broker is that you get to be a part of something NEW. New jobs, new homes, new investments. One of the site selections I did was for a 100,000 SF warehouse that is projected to bring 60+ new jobs.
Wishing you all great success in 2023.

Congratulations to the Buyer and Seller.
Seller contacted me as they know I'm the most active land broker in the market and could help fulfill their need for an immediate closing.
One of my active Buyers met that need and was able to close quickly and smoothly.

JUST SOLD.
Congratulations to the Buyer and Seller.
Buyer was looking to fulfill a 1031 Exchange on a very short timeline. I was able to find him an off-market opportunity that fit his need, which is not easy in this market.
Seller was a past client and I was able to bring him an offer they couldn't refuse.
Both parties were a pleasure to work with. Thank you for trusting me and my team.

JUST SOLD.
Congratulations to the Buyer and Seller.
I was fortunate enough to represent both parties, and I believe it turned out as a win-win.
The Buyer was able to grow his portfolio in a desirable area that made sense for him.
The Seller was able to pull his equity out of this asset to put to use in new development projects.
Both parties were a pleasure to work with. Thank you for trusting me and my team.
