NEW HOME 📍 7567 Rosewood Ave

Tucked behind a canopy of mature Magnolia trees, privacy hedges, and a gated entrance, this 1920s Spanish charmer sits in the heart of the Fairfax District and Melrose Village. Celebrating its 100th year in Los Angeles, the home blends timeless character with thoughtful updates and is just moments from neighborhood cafes, curated boutiques, the Grove, and Pan Pacific Park.

Since 2021, the owners have added central HVAC and fully renovated the main bath, enhancing both comfort and long-term value. Inside, refinished hardwood floors and a 1920s Batchelder tile fireplace surround anchor the inviting living room, where coved ceilings add architectural charm. Fixed-glass sidelights frame the dining area, allowing light to flow while subtly defining the space. The updated kitchen features modern cabinetry and connects seamlessly to the dining room. Two bedrooms share the remodeled full bath.

A front patio offers the perfect setting for morning coffee or alfresco dinners. Beside the home, the detached garage is currently used as a studio with a full bath and laundry. Plans to expand this space into a two-story, two-bedroom ADU with an outdoor patio are in the final stages of city approval.

Move in and enjoy, build the ADU for income, or create a private multi-generational retreat—perfectly placed for a vibrant city lifestyle with green spaces, boutique shopping, and endless dining options just beyond your door.

As real estate professionals, we know what works (and what doesn’t). Here are 3 things we would never do when selling our own homes: ⁣

❌ Skip the prep work.We understand that buyers want a well-maintained, clean, and clutter-free home—and are turned off by anything less. ⁣

❌ Fail to keep our property available and show-ready.We know that when a home isn’t available for a buyer to tour, they can quickly move on to the next option. ⁣

❌ Set an asking price that’s too high.We recognize that pricing a home properly is the best way to achieve a fast and profitable sale. ⁣

Now that you know what we wouldn’t do, find out what we WOULD DO! Reach out to schedule a free home seller consultation. ⁣

In 2024, maximalism is in. That means bold hues, eclectic artwork, and contrasting textures and patterns. ⁣

While this look can be a great way to embrace your personal style, it could deter potential buyers if you aren’t careful. ⁣

Here are some do’s and don’ts if you are selling your home: ⁣

✅ Do: Balance statement pieces with a more neutral paint palette ⁣
❌ Don’t: Cover walls in polarizing shades, like bright pink ⁣

✅ Do: Try patterned wallpaper in a small room, like a powder room ⁣
❌ Don’t: Cover a large space in a too-bold or busy print ⁣

✅ Do: Curate the belongings you display ⁣
❌ Don’t: Allow your home to become cluttered or overly personalized ⁣
