Investors and 1st time home buyers continue to dominate the market in our area. The recession affected all buying sectors. We have seen a significant decrease in the number of retirees moving to the ridge. Consequently values in our senior parks have crashed. I hope the sun stays out for awhile and folks begin to realize it's a grest time to make a move.

There are some good buys out there, but many places are selling well over asking price. Foreclosure companies are listing properties significantly below even current market values. This creates a flurry of interest. I am currently involved in a transaction where 14 offers have been presented. These are challenging times.

The abundance of foreclosure properties continues to drive our values down. Until the majority of these proerties have been released we can't expect a positive change for our sellers.

Most often the reason a property isn't selling is because the price is too high. This is not always the case. Some properties are more stylized and there are fewer buyers suited to the particular characteristics. So, though we essentially don't wish to see a listing get old on the market we must accept that some will take longer than others.
