No matter how polished and perfect a home may appear, a thorough pre-sale inspection is essential. Many cosmetically appealing homes have unknown wiring, plumbing, or structural issues hidden in the walls, attic and foundation.
A foundation investigation includes taking measurements of the floor evelations throughout the home. Usually a computer water level is used to take the measurements. Different thickness of flooring is taken into account.
Here are some of the major issues that a home building inspection might turn up: roofs with a short life expectancy, furnace or AC malfunctions, foundational issues, moisture/drainage deficiencies, and/or any major health and safety issues.
During a commercial inspection the inspector will make observation, conduct research, and report findings. The observations are done while walking through and surveying the property including interior places like crawlspaces, appliances like heating and air-conditioning, and the exterior like windows.
Did you know that many types of inspectors supervise the construction of a home? Building inspectors check a home's structural quality and general safety, while plan examiners determine whether the plans for the home comply with all applicable building codes.
Lead poisoning is especially dangerous for developing fetuses. Mothers repeatedly exposed to lead can be exposing their developing babies to brain damage, mental and physical disability, lower IQs, and even mental retardation.
Did you know that a regular roof inspection can increase the longevity of a building – and reduce future repair costs? A yearly roof inspection will ensure that all drains are functioning properly and pinpoint any areas of the roof which should be repaired as soon as possible.
According to 2013 survey report by National Association of REALTORS, 97% buyers said that the professional home inspection was a good value for the price they paid for the home.
When selling a home built before 1978, the seller must disclose to the buyer any information regarding a lead-based paint hazard in the structure. If the seller is unaware of any, the law allows the buyer ten days from the sale to have tests conducted. If it is found, the seller bears the responsibility for abatement.
Windows, vents, and doors should fit perfectly in their place. They should not be too loose or too tight as this can be a symptom of foundation damage. In addition to any repairs the foundation may require, fixing these openings to fit perfectly should be done right away to avoid insulation issues and high energy costs.
While every homebuyer should rely on a thorough inspection of a property before making a purchase, inspection services aren’t limited to buyers. As a seller, one the worst things that can happen is for an unknown defect to come up during the buyer’s inspection.
