You close on a house… and someone is still living in it 😳🏡
Today was supposed to be simple.
We just closed on a property on the 31st, so my task was easy:
👉 Grab the keys (left on top of the AC unit)
👉 Walk the house
👉 Make sure everything looks good
That’s it.
But when I pulled up… I heard noise inside.
🚩 Immediate red flag.
I knock on the door, and an older lady comes out telling me she “just needs one more week” to move out…
Ma’am… we already CLOSED on this house 2 days ago.
At that point I’m like… who are you and why are you still here?
I didn’t even step foot inside.
I’m big on protecting my safety and not putting myself in uncomfortable situations.
So instead, we called non-emergency to figure out the next steps…
and waited… and waited… and waited some more ⏳
Hours later, the reality hit:
This is no longer a walkthrough… this is now an eviction situation.
Real estate is NOT always pretty, smooth closings and cute keys photos.
Sometimes it’s unexpected situations like this that you have to navigate calmly and professionally.
Lesson of the day:
Always be prepared for the unexpected in this business.
Put a pin in this… part 2 coming soon 👀
Not every tenant is the right fit — and that’s the reality of this business.
We recently had a situation where a tenant violated house rules by bringing in multiple unauthorized guests, which started affecting not just the home, but the neighbors as well.
The moment we found out, we took action and issued a notice to vacate.
One thing about managing shared housing — you can screen, set rules, and create systems, but sometimes people present themselves one way and act differently once they move in. What matters is how quickly you respond when things go left.
We take pride in running clean, respectful homes and maintaining good relationships with our neighbors. If something is off, we handle it. Period.
This was a reminder that:
• Clear rules are everything
• Fast action matters
• Communication with neighbors is key
It’s not always perfect, but we’re committed to doing things the right way.

Hot mornings, icy water, and discipline 🧊✨
There was a time we slowed down… life got busy, routines slipped, and the cold made it easy to stay comfortable. But deep down, we know—taking care of ourselves isn’t seasonal, it’s a commitment.
Cold plunges aren’t just about the shock… they’re about showing up for yourself when it’s hard. Resetting your mind. Building resilience. Choosing growth over comfort.
And now? We’re getting back to it.
Back to prioritizing our health.
Back to pushing our limits.
Back to becoming the version of ourselves we know we can be.
This is your reminder: it’s never too late to restart. 💪
Who’s getting back on track with me?
Garage sale… but make it a secret open house 👀🏡✨
Since the community doesn’t allow traditional open houses, we got a little creative this weekend… and turned the neighborhood garage sale into an opportunity to showcase the home 🙌
We had Nike shoes out front 👟, good vibes all around, and welcomed curious neighbors and buyers to casually walk through the property. No pressure, just a natural flow—and honestly, it worked BETTER than expected 🔥
So many people stopped by, asked questions, and showed real interest in the home. Sometimes you just have to think outside the box and meet buyers where they already are 💡
Safe to say… this “low-key” open house was a success 😉
Who said you have to follow the rules to get results? 😏

Real estate story time… because sometimes things happen that you don’t expect.
One of my clients bought a condo that had two HOAs. She knew about both payments and set up her automatic payments after closing.
Months later she starts getting letters saying she’s delinquent with the second HOA… which made no sense because she thought everything had already been handled at closing.
Turns out the title company never requested the estoppel for the second HOA and never transferred the account into her name. So the whole time she was only paying one HOA.
When we reached out, the response was basically… “there’s nothing we can do.”
Situations like this are a reminder that real estate transactions have a lot of moving parts, and sometimes things slip through the cracks.
Every deal teaches you something new, and experiences like this help me make sure I ask even more questions and guide my clients better in the future.
Buying a home isn’t just about signing papers on closing day — it’s about understanding all the details that come with the property.
If you’re buying, investing, or dealing with condos and HOAs, make sure you have someone helping you navigate the process.
Because sometimes the little details are the ones that matter the most.
You manage a rent-by-the-room house and one tenant decides to throw a mini house party… 😅
Yesterday was a reminder of why we have a strict no-guest policy in our co-living homes.
We rent each room single occupancy only so everyone can have a peaceful, safe space. But somehow that turns into:
“Let me invite my friends over… and maybe my girlfriend can stay the night too.” 🙃
Then the messages start rolling in from the other tenants…
“Hey, there are random people in the house.”
And honestly? I don’t blame them.
When people choose co-living, they’re choosing affordability, privacy, and stability — not surprise roommates.
This business has taught me one thing:
Real estate is easy. Managing people… that’s the real challenge.
But boundaries and clear rules are what keep these homes working for everyone.
If you’re thinking about investing in rent-by-the-room properties, remember:
The systems and rules you put in place are EVERYTHING.
Welcome to a day in my life managing co-living homes. 🏡
