As you may (or may not) be aware, we're in the midst (currently day 26) of a partial government shutdown impacting certain branches of Federal funding.
What does this mean for your buyers & sellers?
Currently, the shutdown is expected to have limited impact, affecting primarily Government employees, including employees who work for government contractors, vendors, and other businesses that rely on work from government agencies or that offer goods and services to members of the government workforce in their localities.
These updates/ policies impact all loan types including Non-QM.
USDA - Will not be impacted.
VA - Will not be impacted
HUD - Will not be impacted.
NFIP – The National Flood Insurance Program WILL continue to issue new policies through September 30, 2026. Will not be impacted.
IRS – Will not be impacted
Social Security - Will not be impacted
State Bond HFAs – we will address these as the government shutdown occurs and HFAs release announcements on their activities
Government Shutdown Impacted Employees
Government Employees will require an updated verbal VOE no older than 3 business days prior to closing.
For Furloughed employees, they must return to work and employment verified before the loan can close.
Conventional (FNMA or FHLMC):
For borrowers employed by the federal government or other individuals whose employment is directly impacted by the shutdown, a loan is not rendered ineligible solely based upon the shutdown. The following guidance relates to our standard employment
