The algorithm pulled data from tax records, recent nearby sales, and square footage. It ran the numbers and spit out a figure.
What it didn't do: walk through your door. It hasn't seen the $50,000 kitchen renovation, the new roof, the fresh landscaping, or the way your backyard backs up to permanent green space. It doesn't know your street sells faster than the one two blocks over.
An accurate home valuation requires a human being who understands your neighborhood, your home's specific upgrades, and what buyers in this market are actually paying right now.
