The Holidays always produce excess garbage. Please break down boxes and avoid throwing appliances & furniture in community garbage dumpsters. Please don’t overfill the dumpsters!

Winter also brings an increase of broken pipes and floods! Please don’t turn your heat off and leave on vacation! Experts suggest keeping the heat above 55 degrees when you’re away, and opening the cabinet doors beneath your sinks. Personally, I turn my heat to 62 when I leave. The room might be 62, but the heat doesn’t pe*****te the walls to keep the pipes at 62. Better to spend a few more dollars on heating costs to avoid frozen pipes!

Please do not turn your heat down and then leave for the holidays! The temperature in the cabinets and walls is much lower and results in frozen/ broken pipes and significant floods. Keep heat around 60-65 degrees and open sink cabinet doors. Plumbers are always busy on the holidays due to many broken pipes/floods.

I have found that most community association boards do not recognize the value of training and expertise. There are few managers in our industry that immerse themselves in training and development. There are also many who mistakenly believe that a Real Estate license or other Real Estate designations are relevant to managing community associations. If HOA board members truly understood the differences that dedicated experience and training provide, they would better avoid liabilities and headaches associated with so called “managers” who are assigned that label without any qualifications. HOA boards need to learn how to complete performance based interviews to see how their prospective manager HAS handled specific issues or problems, and ensure that they have the adequate training and ability to solve them correctly. The majority of HOA managers are beginners and they burn out in the first 3 years. Find a seasoned dedicated professional manager for the best long term experience! Research their qualifications to ensure they are adequately trained to provide the highest quality of management. Don’t be fooled by fancy literature or smooth talking salespeople!
