Last night I finally made it out to an Oakland Ballers game, and it did not disappoint. The Ballers came up short against Long Beach, but the score almost felt secondary to the experience.

From meeting Scrappy (who may be one of the best mascots in baseball 😄), to spending time with friends, to soaking in the energy of a packed crowd, it was a reminder of what makes Oakland special. Community, passion, and people showing up to support something they believe in.

The Ballers have built something unique here. Independent baseball, local pride, and a whole lot of fun packed into one evening.

Thanks to everyone who made it such a memorable night. I’ll definitely be back.

This weekend, Maryann and I surprised her goddaughter — and our great niece — Christy at her graduation from the University of Hawaiʻi. Watching her walk across that stage and seeing the incredible woman she has become filled our hearts with so much love and gratitude.

Christy is strong, smart, compassionate, and determined, and it’s been such a joy to watch her grow into someone so capable and inspiring. The future ahead of her is incredibly bright, and we’re so excited to see all the amazing things she’ll accomplish in this next chapter.

Market update from our latest meeting at Red Oak Realty, and it’s a bit of a mixed picture right now.

Inventory is up, but the market has lost a little momentum. Pendings are down month-over-month, even as listings are higher compared to this time last year.

Open houses are telling the story. Some are packed, others are quiet. Buyers are being more selective. The middle of the market is moving cautiously, while well-funded and all-cash buyers are still stepping in with confidence.

A few themes I’m seeing:
Affordability pressure from interest rates
Insurance and fire-risk concerns in certain areas
More buyers leaning on cash or creative financing

One trend that really stands out — more buyers are repositioning funds, pulling money out of stock portfolios and using it for larger down payments or even all-cash purchases here in the East Bay.

Bottom line, this is a market that rewards preparation, smart pricing, and strong positioning.

Let’s do some good together.

We just got home from The Little Mermaid at San Leandro High School tonight with friends —and what a fantastic show.

I counted over 50 cast members on stage and dozens more behind the scenes. Truly a massive production, and an incredible achievement by everyone involved.

From the singing to the choreography to the overall energy, it was outstanding from start to finish. You could feel the school pride, the teamwork, and the joy in every scene.

The support students in the audience showed their classmates was awe inspiring

Bravo to the entire cast and crew 👏
