Every year I hear the same thing:

“I’m going to wait for prices to come down.”

The problem is people have been saying that for a long time.

If you look at the chart, Baltimore County’s median home price has gone from around $200,000 in 2010 to around $370,000 today. There were bumps along the way, but the long-term trend is pretty obvious.

Nobody has a crystal ball. I certainly don’t. But historically, buying when you’re financially ready has worked out better than trying to perfectly time the market.

The buyers who purchased in 2015 thought prices were high. Even more-so in 2020. And again in 2023. Most of them are pretty happy they bought.

If you’re thinking about buying your first home, don’t focus so much on whether today is the perfect market. Focus on whether it’s the right time for YOU.
