"So... what's *the* rate?"

As if there's one magical mortgage rate floating around on the internet that everyone gets.

There isn't.

โœจ That's one of the biggest advantages of working with a Mortgage Broker EARLY.

Instead of offering one set of rates, I get to shop from DOZENS of lenders every single day to help find an option that fits *your* situation.

๐Ÿ’ก The best rate is all about the loan program, your goals, your timeline, your finances, and what actually makes sense for you.

That's why I always tell people not to get too attached to the rate they saw online.

It's a starting point, not the whole story.

๐Ÿ‘‰ The right mortgage isn't one-size-fits-all, and neither is the rate.

That's the benefit of having someone who can shop around instead of expecting you to settle for the first option in front of you.

A loooooot of people have become very comfortable paying rent.

๐Ÿคฏ Every month they send $2,000...$2,500...sometimes even THREE THOUSAND DOLLARS to a landlord without thinking twice.

But the second we start talking about a mortgage payment?

Panic. Chaos. Immediate rejection.

And listen, I'm not saying homeownership is the right move for everyone.

โžก๏ธโžก๏ธโžก๏ธ I'm saying there is literally no harm or even any COST to finding out what's actually possible before deciding it's impossible.

Because some of y'all are ruling yourselves out based on:
โŒ outdated advice
โŒ internet fear-mongering
โŒ assumptions
โŒ your coworker's best friend's experience in 2007

Instead of YOUR actual numbers.

I've had conversations with people who were absolutely convinced they couldn't buy a home. Then we ran the numbers and the conversation changed.

Not because I worked magic (okay, maybe a smidge ๐Ÿ˜), but because FACTS are a lot less scary than assumptions.

The idea of "someday" owning a home might actually a lot sooner than you think ๐Ÿ‘€

Delaware City might is the most unique town we've featured in this series so far.

Because if you're looking strictly at square footage, you're missing the point.

What you're really buying here is a lifestyle.

๐Ÿคฉ A waterfront town where people spend weekends walking to local restaurants, grabbing coffee on Merchant's Row, catching ferry rides, and actually knowing their neighbors.

And not just under $500K...but under $400K?!

There is SO much character that comes with these homes.

โœจ Historic buildings.
โœจ Small-town charm.
โœจ Local businesses.
โœจ Waterfront views.

Not every Buyer wants that. But for the right person? This is like stepping into a Hallmark movie.

So tell me:

Could you see yourself living in a waterfront town like Delaware City? ๐Ÿ‘‡

This industry looooooooooves throwing around words nobody uses in real life ๐Ÿ˜…

๐Ÿ™ƒ Everyone acts like you're supposed to know exactly what all of this terminology means, even though they absolutely do not teach this in school.

Look, I know escrow is the most exciting topic on the planet. But understanding what's waiting for you during this process, especially as a first-time homebuyer, tends to make it all feel a little less overwhelming from the jump.

And if there's one thing the Enneagram 2 in me wants, it's for you to feel prepared instead of blindsided.

So if you've ever heard your friend talking about buying a house and you just nodded along because it sounded like they were speaking a foreign language...
You're in good company ๐Ÿ˜‚

๐Ÿ‘‡ Comment another mortgage term below and I'll decode it next!

Repeat after me:

DO NOT LET OTHER PEOPLE DECIDE WHAT IS OR ISN'T POSSIBLE FOR YOU.

When it comes to your financials (and therefore buying a home), most people won't know a single thing about YOUR unique situation.

Your dad's experience buying a house in 1993?
๐Ÿ™…โ™€๏ธ Not your situation.

Your coworker who swears you need 20% down?
๐Ÿ™…โ™€๏ธ Not your situation.

That random guy on TikTok who says nobody should buy right now?
๐Ÿ™…โ™€๏ธ DEFINITELY not your situation.

And yet people let these opinions stop them from even exploring their options every ๐Ÿ‘ single ๐Ÿ‘ day ๐Ÿ‘

๐Ÿ˜ต๐Ÿ’ซ That drives me NUTS.

Because we could get a clear idea of what's realistic for you if we just sat down together and had a 30-minute conversation about your income, savings, goals, and comfort level.

That's less time than you'd spend doomscrolling.

Stop asking if homeownership is possible and make this one small tweak:

Is home ownership possible for *me*?

Let's find out, shall we? ๐Ÿ˜โคต๏ธ

Normal people with normal finances buy homes every single day.

They asked questions, they explored their options, and they stopped assuming.

๐Ÿ‘‹ Most importantly? They called a Lender FIRST.

You don't need to know everything or have it all figured out. It's literally my job to help you get there.

The only thing you "need" is accurate information about *your* situation.

The internet doesn't know your numbers. Your coworker who bought last year doesn't know your numbers. And your parents who bought in 1978 definitely don't know your numbers.

๐Ÿ‘€ But we can find out what they are.

The difference between "I can't buy a house" and "I'm under contract" could be a conversation that lasts the two of us less than 30 minutes.

I never want my clients to feel like they're figuring it out alone.

Most Mortgage Lenders will tell you what rate you qualify for once you've found a house and leave it at that.

๐Ÿซ  Oh, and overwhelm you with numbers that don't make any sense to you. And scare you sh*tless with endless paperwork.

I'm more interested in helping you get ready waaaaay *before* that.

โฎ๏ธ Before you're emotionally attached to a property.

โฎ๏ธ Before you're making decisions under pressure.

โฎ๏ธ Before you're laying awake wondering if you're making a mistake.

Buying a home is a REALLY big decision.

And when you're making a big decision, you deserve someone who's willing to answer the questions you haven't even thought of yet.

Of course we'll celebrate when we get to the closing table...but I don't want you to feel like you lost your s**t getting there ๐Ÿซถ

Your home is building equity. Right now. While you read this. Crazy to think about, right?

And sometimes, that equity can be used to help you accomplish other financial goals.

โ˜๏ธ The key word here is *sometimes.*

Because a cash-out refinance isn't automatically a good idea just because you CAN do it.

We need to look at the full picture, run the numbers, and decide whether it actually IMPROVES your situation.

โžก๏ธโžก๏ธโžก๏ธ Don't make decisions based on what your neighbor did, what TikTok said, or what worked for your cousin three years ago.

Run your numbers.

You might be surprised by what's possible ๐Ÿ‘€

Oxford is the first town in this series where things work a bit differently...

EVERYTHING is brand new.

Because under $500K, you're not comparing a bunch of resale homes. You're comparing floorplans.

๐Ÿค” Do you want first-floor living?
๐Ÿค” A loft?
๐Ÿค” A finished basement?
๐Ÿค” Extra bedrooms?
๐Ÿค” A covered patio?

That's the conversation. And it can go ANY way you'd like.

You're getting the opportunity to build something that fits your life instead of trying to squeeze your life into a house that already exists. And honestly, that's what makes Oxford so interesting right now.

Plus, let's be real...

There's something nice about knowing the roof, HVAC, appliances, and major systems all have exactly one previous owner: nobody ๐Ÿ˜Œ

If you've been dreaming about new construction but assumed it was out of budget, Oxford might deserve a spot on your list.

Alright, where are we heading next?

Drop your budget + town below and I'll build the next one ๐Ÿ‘‡

Nothing beats the nugs ๐Ÿคทโ™€๏ธ๐Ÿฆ•

There are a lot of things I hope my daughter learns from watching me grow up alongside this business.

I want her to learn not just how to work hard, but how to show up for people.

๐Ÿ’ช The most important part of my job usually happens behind the scenes, in he moments where it would be easier to say โ€œthereโ€™s nothing we can do," but you keep digging anyway because someone is depending on you.

Thatโ€™s the part Iโ€™m proudest of.

People trust me during one of the biggest financial decisions of their livesโ€ฆand feel taken care of in the process.

I think that deserves a whole bag of nugs ๐Ÿค
