So if your putting 20% down the purchase price was $500,000 and the appraised value is $490,000 your downpayment will increase from $100,000 to $108,000. Or you can try to re negotiate the price offered in your contract, however this opens you up to a collapsed deal. Sometimes you can go back to the appraiser with more current comparables if they weren’t used which might help increase the value.
