The market is weird.
Actually, that's the word Lawrence Yun, Chief Economist for the National Association of REALTORS®, used this week to describe the Northeast housing market.
Home sales are down. Prices are up. Some homes are selling immediately, while others are sitting.
What I've found is that today's market isn't bad, but it is more complicated than the headlines suggest.
Buyers are selective. Inventory remains tight. And strategy matters more than ever.
Price.
Preparation.
Presentation.
That's why real estate is local, and why understanding what's happening in your specific market is so important.

Real estate doesn’t stop at the local level.
This week, I was in Washington, D.C. for the National Association of REALTORS® Legislative Meetings, joining REALTORS® from across the country to advocate for policies that support homeownership, housing opportunities, and strong communities.

📍 A visit to Congressman Jake Auchincloss’ office, where we discussed several important housing issues affecting buyers, sellers, homeowners, and communities across Massachusetts and the country.
🏛️ Some of the priorities we advocated for included:
• The More Homes on the Market Act, designed to encourage long-term homeowners to sell and help increase housing supply.
• The 21st Century ROAD to Housing Act, which aims to modernize outdated housing programs, reduce barriers, and improve affordability.
• The Revitalizing Downtowns and Main Streets Act, supporting the conversion of underused commercial buildings into residential and mixed-use housing.
• Full funding for critical HUD programs, including fair housing initiatives and homebuyer counseling programs.
• The Association Health Plans Act, which would provide REALTORS® with access to more affordable, high-quality health insurance options.
📈 I also had the opportunity to hear from Chief Economist Lawrence Yun, whose insights on the housing market are always thoughtful and valuable.
🌊 And in between meetings, I was able to enjoy some beautiful views overlooking The Wharf.
I’m proud to represent Massachusetts and grateful for the opportunity to bring these conversations and insights back home to my clients and community in Needham and throughout MetroWest Boston.
