Florida Buyers Gain More Pricing Leverage | Take a look! đ

If youâve been considering a move to Florida, recent news out of Tallahassee may be the push youâve been waiting for.
Florida lawmakers have passed a proposed constitutional amendment that would increase the Homestead Exemption from $50,000 to $150,000 in 2027 and potentially up to $250,000 in 2028. If approved by voters, many Florida homeowners could see a significant reduction in their property taxes⌠and some may pay little to no county property taxes at all.
Hereâs the part that caught my attention:
If you establish Florida residency before January 1, 2027, you could qualify for the enhanced exemption immediately.
If you wait until after January 1, 2027, new residents may have to establish up to five years of Florida residency before receiving the full benefit.
A few important details:

School taxes would still apply

The non-homestead assessment cap would decrease from 10% to 5%, which could benefit investors and second-home owners
â
Florida voters must still approve the amendment on November 3, and it requires 60% approval to pass
