Southwest Florida Market Perspective:
In January, 1,376 closed sales were reported in Southwest Florida, down 3.1% from January 2024. This, however, is positive news considering five of the seven preceding months posted double-digit year-over-year declines ranging from 16% to 22%. Additional positive news is that some localized markets including Marco Island, Naples, and Bonita-Estero, posted year-over-year increases in January sales. However, in part due to an 18% increase in new listings in January when compared to the same month in 2024, listing inventory in Southwest Florida rose 16% since December. Months of supply also rose. As of January 31, Southwest Florida posted 9.66 months of supply, remaining within the 6-to-12-month range which is considered balanced for our market. Naples and Marco, as well as Bonita-Estero, Cape Coral and Fort Myers, also remain within that range of balance. The island markets in Lee County, partly due to lingering effects from Hurricane Ian, posted between 16 and 23 months of supply, denoting buyer’s market conditions.
