Thinking about moving to Naples, Florida? Or maybe you’ve noticed the recent shift?

While Naples is famous for its stunning beaches and luxury lifestyle, a lot of residents are packing up and heading elsewhere.
From skyrocketing insurance premiums following recent hurricanes to the rising cost of everyday groceries, the math just isn't adding up for many families anymore.

Plus, the rapid development has transformed this once-quaint town into an overcrowded, bustling hub, leaving long-time locals missing that classic small-town feel.

Is the paradise tax still worth it? Let’s talk about it in the comments. šŸ‘‡

SAVE FOR LATER

Fear creates a cloud that you’re alone in it.

And a cloud between you and the promises meant for you.

Anxiety and stress are the children of fear, and most of the time fear is just the unknown wearing a costume.

Putting your home on the market is not the same as selling tomorrow.

Selling is not the same as having nowhere to go.

But fear collapses it all into one impossible leap, and so you wait.

So many Naples homeowners thinking about relocating out of state get stuck right here.

Not on the price, not on the market, on the fear of the unknown.

You don’t have to see the whole staircase.

Just the next step.

Save for later

Thinking about moving to Naples, Florida?

Avoid these 3 major mistakes!
Most people looking for homes for sale in Naples, FL make these blunders before considering how the location actually fits their daily routine:

1ļøāƒ£ Choosing Price Over Lifestyle: Buying a cheaper home in an area that doesn't match your daily vibe (golf, dining, or quiet) can ruin the experience.

2ļøāƒ£ Thinking You MUST Live on the Beach: Naples has incredible master-planned communities just minutes from the water that offer more space and better amenities.

3ļøāƒ£ Ignoring "Season": The winter crowds change everything—from traffic to restaurant wait times. You need to know how your neighborhood handles peak months.
The biggest mistake isn't moving to Naples—it’s moving to the wrong part of it.

ā€‹šŸ’¬ Comment "LIFESTYLE" below, and let’s find the perfect Naples neighborhood for you!

New here? Hi, I’m Philly

Eldest of five, boy mom, wife, and your Naples Realtor. Fighting for people is in my DNA, I’m loyal to a fault, and I keep my people for life, not just one closing.

I love all music, I’ll dance anywhere, and I see the best in everything until you show me different.

I help Naples homeowners sell and step into the life they’re finally ready for, usually to get closer to family.

If Naples isn’t the forever you thought it was, that’s okay.

Leaving well just takes a plan.

And if you’re buying, selling, or moving anywhere in Naples, I’m your girl. This is just my heart.

Comment PLAN if you’re thinking about selling, or just follow for the ride.

My 11-year-old asked me why people buy houses just to sell them.

I didn’t have a real estate answer for him. I had a real one.

Most people don’t buy a house to sell it.

They buy it to raise their kids, build a life, leave a legacy.

And the whole time they’re living there, that house is quietly building something. Equity.

And that equity is what helps take care of our families.

If you’re wondering what your equity might look like, give me a call or send me a DM

Should a seller apply for a LOMA for the buyer?

After five years selling in Naples, here’s my honest answer.

First, what is a LOMA?

A Letter of Map Amendment.

It’s a FEMA process to officially remove a property from a flood zone designation.

Some people apply for one to get out of paying flood insurance.

So here’s my take.

A LOMA is not part of my prep when I help someone sell. It’s a FEMA objective, not a seller objective.

So when a buyer asks the seller to apply for one, that’s a red flag for me.

Buying a home means accepting the home and all the financial responsibility that comes with it.

That’s the buyer’s job.

And a LOMA can take up to sixty days, with no guarantee FEMA approves it.

Time and money spent for a maybe.

That’s a conversation to have with your agent before you say yes.

Because protecting your equity on the way out isn’t just about your price.

It’s about who you go under contract with.

Sellers, real question: would you apply for a LOMA before listing?

Or is that the buyer’s job to figure out? Tell me where you land in the comments.
