It was so much funโฆ ๐คฉ There was a time when I didnโt even need to list a property to rent it out!
I always tell people that โreal estate is cyclicalโ and itโs ok. You just need to ride out a wave๐. We had a really, really high wave come in and now we past the crest and are on a downward wave (Is that a thing?)
What. The. Heck. What happened to our SWFL rental market??? It was rocking and rolling!
๐ฆ๐จ๐ฃ๐ฃ๐๐ฌ ๐๐ก๐ ๐๐๐ ๐๐ก๐! Itโs what drives prices.
Everyone jumped on the โinvestment propertyโ train in 2021 when money was cheap to borrow or they had extra money in the bank. Money is supposed to make your money, right? Right, but we canโt control the market!
So, supply is highโฆlike Snoop dog high!!
People bought investment properties. People bought a house bc at the time we were literally running out of inventory and some thought it was the last chance to get a home in SWFL. They bought with intentions of moving next year, the year after or some dayโฆwho knows. They just bought.
Now the dust has settled, Covid is over and ๐๐ฒ ๐ฎ๐ฟ๐ฒ ๐ฏ๐ฎ๐ฐ๐ธ ๐๐ผ ๐ฎ๐ฌ๐ญ๐ต level of demand. Exceptโฆ๐บ๐ผ๐ฟ๐ฒ rental inventory.
Plus the sales market is stale. Canโt sell your house? Or donโt want to โgive it awayโ bc you bought at the peak of the market or you decided you are not ready to move to SWFL? Youโre not using that second home as much as you thought you would?
So you decide to rent it out! Ok well you and everyone else ๐ฉ
๐ฆ๐ผ ๐ป๐ผ๐ ๐๐ฒ ๐ต๐ฎ๐๐ฒ ๐บ๐ผ๐ฟ๐ฒ ๐๐๐ฝ๐ฝ๐น๐ โฌ๏ธ , ๐น๐ฒ๐๐ โฌ๏ธ ๐ฑ๐ฒ๐บ๐ฎ๐ป๐ฑ.
BUTโฆinsurance is up. HOA fees are up. Taxes are up bc property values went upโฆ
โฆ and yet rental prices are downโฆbcโฆ..low demand high supply.
What can you do??
Wellโฆdonโt panic. ๐ฅ๐๐๐๐ซ!

๐๐จ๐ฆ๐ฉ๐ฌ ๐๐ซ๐ ๐ฃ๐ฎ๐ฌ๐ญ ๐ ๐ ๐ฎ๐ข๐๐- they donโt mean your home will sell for the same price as your neighborโs. This is a fast changing market so what sold 3 months ago may no longer be relevant.

Helppp my place is not renting, what can I do???
Rental market is continuing to โadjustโ.
There is nothing driving the demand anymore - just lots more inventory than demand. The demand is not down, itโs just โnormalโ. Whatโs not normal (or pre-Covid) is the surplus of inventory, including newly built โluxuryโ apartments that are popping up all over the place
So I have this nice new condo up for rent and itโs just not renting. Prices have been going down in that community but the owners do not want to reduce the rent any lower citing that their monthly expenses are up.
Yesโฆexpenses go up but rent prices are not controlled by that. They are controlled by supply and demand.
So instead of lowering the price, the owners tell me that they will just โrent it out seasonallyโ
ะะดัะฐะฒััะฒัะน ะถ-ะพ-ะฟ-ะฐ ะะพะฒัะน ะณะพะด.
Sorry thereโs not other way I can say what I feel except for an old Russian saying that probably wonโt even translate. Donโt google it please lol.
Itโs just a way to express my frustration ๐ค
Sooooooโฆ.instead of lowering rent by $200/month or $2400/year, the owners are willing to spend 20-25k to fully furnish and equip a condo. Season is only 2 months away so itโs getting harder to find renters AND they have a 90 day minimum which makes it harder to fill.
So letโs say they do rent it for season and letโs say they get 20k. Well, theyโll maybe break even after the expense of furnishing it and then theyโll be left with a condo thatโs even harder to rent - bc the demand for off season rentals or furnished annuals is lower.
So what do they win? Nothing.
I highly suggest you donโt make the same mistake and listen to a professional who knows the market well.

Howโs your rental property doing?
Rental market is down! Good news for renters, bad news for owners!
Why??
I think - too much inventory. Everyone and their mother (literally) bought an โinvestmentโ property when money was cheap and market was booming.
We are feeling the effect of that now. Plus the demand is much lower.
You must stay competitive with what youโre offering and your pricing.
I know that in some cases rent wonโt cover your expenses but the renters donโt care! They have options and they donโt need to pay top dollar anymore.
Real estate is cyclical. We need to ride out this waive together.
Donโt panic sell! When the market was hot no one was complaining. Letโs not complain and just act accordingly, adjust your listing and expectations!
