โ ๏ธ FLOOD WATCH ALERT for DuPage & Kane counties!
We've got a flood watch in effect, and now's the time to check your home before the rain hits. Real talk: water damage is no joke and way more expensive to fix than prevention.
Here's what to check RIGHT NOW:
๐ Gutters & downspouts: Clear out debris. Make sure water flows away from your foundation, not toward it.
๐ง Foundation cracks: Walk around your home's perimeter. Any visible cracks or gaps? Those are water's favorite entry points.
๐ฟ Sump pump: Test it if you have one. Make sure it's working properly.
๐ ๏ธ Basement: Look for any signs of moisture or old water stains. That tells you where water comes in.
๐ง๏ธ Drainage grading: Soil should slope AWAY from your house, not toward it.
Any other water prevention tips? Drop them in the comments!
Stay safe out there!

๐ Did you know the right scent can literally help sell your home?
It's not just the "bake cookies before the showing" trick (though that one still works). Your sense of smell connects directly to the part of your brain that stores memories and emotions. The right fragrance can make buyers feel right at home before they even sit down.
Here's what actually works:
๐ Citrus (a fresh bowl of lemons in the kitchen = instant clean vibes)
๐ฏ๏ธ Vanilla (warm, cozy, surprisingly stress-reducing)
๐ฒ Cedar or pine (calming and grounding... just don't overdo the pine)
๐ฟ Jasmine or green tea (underrated but seriously effective)
๐ฅง Cinnamon (bonus: it actually masks bad smells in a pinch!)
And what to AVOID:
๐ฌ Cigarette smoke (an agent in the article says one seller took a $500,000 hit because of it)
๐ถ Pet odors (we love our dogs, but buyers don't)
๐๏ธ Garbage and lingering cooking smells
The rule? Keep it subtle. You want buyers focused on the SPACE, not sniffing around trying to figure out what's burning.

My assistant has chickens, and a bunny decided their coop was the perfect spot to raise her babies. ๐๐ฐ
Jenna tried to gently move the baby bunnies (the coop has to be closed at night so predators don't get in), and the chickens absolutely freaked out and attacked her.
Turns out... they had started co-parenting these baby bunnies with the mom. No one told them to. They just did. Long story short, her coop is now doubling as a bunny hutch.
In real estate, we talk a lot about finding the right home. Turns out, sometimes you just pick a spot, move in, and dare anyone to make you leave. ๐
Anyways, this brings up something a lot of people face in spring: what do we do about baby bunnies?
Before you assume they're abandoned, know this: the mom will only visit her babies to feed them at night and in the early morning. She stays away the rest of the day on purpose so she doesn't draw predators to the nest. If you find a nest of bunnies and no mom in sight, that's completely normal. She knows exactly where they are. ๐
Leave them be if you can!
Happy Friday, folks. Hope your week was this wholesome.

Have you ever looked around your house and thought it was spotless, only to have someone else clean it and suddenly notice all the things you've grown blind to?
The cobweb in the corner. The fingerprints on the light switches. The scuff marks on the baseboards you've walked past a thousand times.
The same thing happens when it's time to sell your home.
To you, your home is comfortable, familiar, and full of memories. And that's exactly why it's easy to overlook the little things that a buyer will notice right awayโa patch from an old leak that needs fresh paint, windows that don't open smoothly, worn floorboards, chipped trim, or dated fixtures.
When you're preparing to list your home, try viewing it through the eyes of someone who's never stepped inside before. Walk through the front door as if you're seeing it for the first time. What stands out? What needs a little TLC?
Addressing those small details before you hit the market can make a big difference in how buyers perceive your home and can help you sell faster and for top dollar. It can also help you have a more realistic expectation of your home's value and the feedback you might receive.
Sometimes the most valuable thing you can do before selling isn't adding something new. It's seeing what you've stopped noticing, and thankfully many of these things are free or inexpensive to address.

It's peak golf season. Which means it's the best season. No further questions. ๐๏ธ
Here are some golf facts you probably didn't know:
โณ Golf was banned in Scotland in 1457. The king thought it was distracting soldiers from archery practice. (Honestly, valid.)
๐ Golf has been played on the moon. Alan Shepard hit a shot during Apollo 14 in 1971. One small step for man, one massive drive for golf.
๐ฆ The word "birdie" comes from 19th century American slang. "Bird" meant something excellent. So a birdie is literally just an old way of saying "nice shot."
โช A golf ball has between 300 and 500 dimples. No two brands are exactly the same.
๐ Tiger Woods has won 82 PGA Tour events. The next closest active player isn't even close.
๐ฟ The average golf course uses about 312,000 gallons of water per day. Which also explains a lot about golf course HOAs.
Happy peak season out there. May your drives be long and your putts be short ๐
