REAL ESTATE MARKET CRASH?

“Worse Than 2008?” Maybe not the same… but this is real.

Good piece by Melody Wright - (see link below) and honestly, I’m glad more people are starting to say this out loud. I’ve been pounding the table on this for over a year now.

From where we sit, working in the default space every day, watching REO pipelines and tracking mortgage delinquencies - this isn’t something that might happen.

It’s already happening!

Melody talks about the correction and pressure building in the system. She points out what a lot of people are missing - affordability is shot, consumer debt is up, and a lot of homeowners are hanging on by a thread. That lines up exactly with what we’re seeing on the ground.

- FHA delinquencies are already elevated (nearly 12%)

- First-time buyers are stretched thin

- Taxes and insurance are crushing payments

- Deferred maintenance is getting worse

- And once people fall behind… it’s getting harder to recover

- Serious delinquencies (over 90 days) have skyrocketed and most will not recover

This is not a “crash tomorrow” situation. This is a slow burn and the fuse has already been lit.

And this is actually even more dangerous because people don’t react fast enough.

Here’s the part the industry really needs to hear:

The business model most agents are running right now was built for a rising market. That market is gone!

Anyone can make money when everything is going up.

That’s not skill - that’s momentum.

A declining market is a completely different game.

But here’s what most people don’t understand…

If you know how to work a down market, short sales, REO, distressed sales, you can actually make more money than you ever did in an up market.

Why? - Because almost nobody else will take the time to learn it.

As this plays out, you’re going to see distress transactions: short sales, pre-foreclosures, & REO start climbing toward 20%–25% of all transactions in many markets.

And those deals won’t be spread across the industry. They’ll be handled by a very small group of agents who took the time to learn it. Same thing we saw last cycle. Different timeline… same outcome.

So yes, credit to Melody Wright for bringing attention to it.

But make no mistake… This shift is already underway.

The only question is who adapts and who gets left behind.
